The Encore Apartment is a very bad apartment to live in. Management is very very bad. Issues such as water and electricity are not handled with urgency. I didn’t have water for 3 days, and no one helped, securities said there is no one to call if there’s issues like that, claimed they don’t work for Africrest so they are involved. Many people have issues with blocked showers, electricity and water and no one is helping.

The Encore Apartment is a very bad apartment to live in. Management is very very bad. Issues such as water and electricity are not handled with urgency. I didn’t have water for 3 days, and no one helped, securities said there is no one to call if there’s issues like that, claimed they don’t work for Africrest so they are involved. Many people have issues with blocked showers, electricity and water and no one is helping.

If there was an option to give a -100 rating, I would. I am currently residing at The Encore Apartments in Bryanston, and moving here has been one of the worst rental experiences I have ever had. I genuinely regret the day I signed this lease. The warning signs started early. On 16 January, I received two different cost breakdowns — one reflecting R7,890. I was told to pay R1,000 to secure a unit in the new building. I went that same weekend to view the apartment and made the payment. I was informed that the unit would only be ready on 1 February, but I still needed to pay the deposit upfront, which I did. My lease agreement was never sent to me on time. I had to call multiple times that week because I urgently needed to sign and secure the unit. Then, on 23 January, I was sent a completely different cost breakdown reflecting R8,090. The lack of consistency and professionalism from the beginning should have been my first red flag. From day one, the apartment was not ready for occupation. There was no proper handover process. I was told that a move-in inspection would be conducted, yet a month later, this has still not happened. The condition of the apartment upon arrival was completely unacceptable: • The shower was filled with cement residue from construction and had clearly never been cleaned. • I had to clean the apartment myself before I could even settle in. • The sliding door does not lock properly. • The main door knob broke on the second day of occupation. • The unit is significantly smaller than what was presented in the showroom. • Construction is still ongoing, with multiple unresolved snags that I have already reported. It is evident that the building was not ready for occupation, yet tenants were allowed to move in regardless. This is a health and safety hazard On 2 March, I returned home after a long and stressful day at work to find my apartment flooded. The living room and bathroom carpets were soaked, and the apartment smelled foul. No tenant should ever have to come home to such conditions. This entire experience has been defined by poor management, lack of accountability, and complete disregard for tenant well-being. The situation is unacceptable and reflects serious operational and quality control failures. I would not recommend this property to anyone.

It is honestly the best place so no issues and they attend to issues within a day or two after you have emailed. The staff is great from the security, gardening, management, cleaning and the on site staff during the day

The Landmark Estate is truly a home away from home! 🙏 Huge thank you to Building Manager Mr. Bongomusa Twala and his amazing team — they’re dedicated, supportive, and make you feel like family. I really do feel at home here and am so grateful for their care. If you’re looking for a place with heart, Landmark Estate is it, I also like how clean is the Eastate and everything is professional . The security 100% safe am grateful 😊🙏

I’ve lived here for over 2 years and have seen both the bad and the good. In the beginning while Phase 2 was still new, we experienced power and water outages and management wasn’t always very responsive. However, things have improved a lot. The current management is extremely quick to assist. I usually get help assigned within minutes, even on weekends. Big shoutout to Bongumusa for the positive changes and his proactiveness. Noise levels are more controlled, rules are clearly displayed and enforced, and the complex is well maintained and clean. The only downside is occasional phone snatching in the area, which is more a Johannesburg issue than a building problem. Overall, a much better experience now. The improvement in management and maintenance has made a big difference.

THE ENCORE APARTMENTS ****MERS!!! If I could rate them lower I would. I moved out of this place officially in December but I hadn't lived here for Months! When the time came around for them to pay back my deposit I had to run after them, a full month and days after the deposit was supposed to be in my account, they finally send a POP (mind you, the amount is not in my account still) that shows me getting refunded less than 50% of my deposit. If you want your full deposit back, DO NOT COME TO THIS PLACE!
