Berader has continually refused to manage our property in Sandton properly. There is no transparency, even Trustees are kept in the dark. We have terminated our contract with them and they are not responding or handing over information to the new MA. We had excellent service from them for many years but the last 5 years have been awful. No AGM's and no sign of them even trying to rectify the issue. Trustees have repeatedly requested an AGM and excuses and delaying tactics are used. Do not get them on board with your complex

This is by far in all the years renting the biggest challenge with Berader Properties. A week before my lease expired I had a break in at the apartment. It was such a struggle to get footage even after they requested to pay for the footage of the complex, I agreed to pay. It has been 3 months now and still no one has had any effort to assist from their security company or property agent. The SAP sandton were also no help, they say they will request this from the agent and suddenly I get an sms to confirm the case was resolved and closed. I didnt NOT request this matter to be resolved as I strongly suspected security in the complex being involved. They are the only people who walk past the back end of my unit each hour. No investigations went further and my situation was dismissed. Sadly on the day I moved out, a tenant also approached me with a similar issue of theft while in the house just like us. My burglary took place while we were in the house asleep. the thought of this sickens to that considering this happened 2 week before my burglary, no one in complex brought it to our attention to be wary apart from having a group chat. Apart from this painful experience and loss we endured, the agent debited my account in error for a months rental after I exited, which was an issue as I had to use this money of MINE to secure a new rental. I had to wait a few days to be refunded. They have been debiting the rental since I moved in and funny had to request my bank details for the refund which was paid into someone else's account as I accidentally forward the wrong bank details to them. What concerns me is their recon of over debiting and short debiting my account over the year they eventually paid me the deposit less leasing charges that too was short paid. I investigated further doing my own recon matching their statement to the debits and found that they owed me a further R700 odd. The entire 2 months, going back and forth with them being told that no one can assist of confirm when they can refund the shortfall the paid me, was horrific and I want people to know that this agent in Sunninghill - Chianti Lifestyle estate is the worst experience and I will NEVER recommend anyone to rent with them. To date, my refund amount I was not able to get back sadly as I sent the wrong details I am aware of. But what I dont get is that for the entire year they debited MY account the correct account, but when they refunded they suddenly needed bank details. This was my most frustrating, loss I experienced with this agency. They continue as if nothing as I am almost sure many others have taken more than a loss with them as well, which is not bring brought to the communitys attention. Goodluck to anyone renting with Berader Property Sandton!!!

Stay away from Berader Properties, as far away as possible. I moved out of my unit I was renting at La Carmague on the 21st of July 2024. It's 2nd of October as I write this and I haven't got my deposit. According to the agreement they pay a deposit within 45 calendar days which is already ridiculous. That has lapsed on September 14. On September 16 I called their offices and I was told they were going to pay my deposit on the same week. The week passed and there was no payment, no communication either from them regarding the delay. I did follow up again with them on the 23rd of September and I was told the money was going to be paid before the end of that week, again that week passed there was no communication from them, no payment either. All these times no one from their office communicate anything with me. I called them again on the 30th of September and I was told the person responsible for payment is not around and hasn't been around for a while but is going to come back the same week but still they are not sure when are the payments are going to be released. It's 62 days after I moved out, more than 2 months and my deposit is not paid back. This is the worst ever experience I had with property agent. They lack professionalism, they lack communication and transparency. As I write this I still do not know when am I going to get my money or if I'm going to get it. Not one is clear and explicit about anything.

I am very disappointed and don't see myself associating with them again, they are full of promises but no action when they need to pay back your deposit. I moved out of an apartment at Embassy Garderns on 31st July 2024 today its the 23rd of September 2024 (2 months later i still have not received my deposit) I was informed the deposit takes approximately 45 days to be paid out, and 45 days ended on 12 September 2024. I sent an email asking when will I get the deposit instead was requested to send my bank confirmation, I keep on calling and sending reminders for the deposit with no response on email only response from my calls. I was informed I will get the deposit the next day or latest Friday this week 13th September 2024 but to date nothing has come through to my account. On Wed 18th September i received an email saying ill get Pop by 19th in the morning from the CEO, nothing came through i sent an email no response. Instead of the representatives sends me a WhatsApp message asking for my banking details all over again of which I sent to him on email and I had a debit order so clearly they have my banking details. I cant blame the representative he's been so helpful just he works with ****** I'm sure it was just a way of keeping me warm, unfortunately I'm not a child This is really frustrating because I left the apartment in a good condition its not like they are still looking for this and that and say they still need to be do something inspection was done a long time ago and a new tenant moved in immediately. I'm very disappointed at this point because clearly my deposit went down the drain. Stay away from them, worst decision ever to associate with them.

DO NOT USE BERADER PROPERTIES. As a Body Corporate, and because of the prolonged bad service from this service provider, we gave them notice in November 2023 and detailed all the reasons why. Bearder refused and deemed it *******. They proceeded to log a case at CSOS on an ******* termination in December 2023 (which we still haven't had an adjudication on despite following up constantly so dont think that CSOS will help with anything). As Chairman, I asked for my Owners list (Bearder is clever that they never shared this and had full access to the Bank account). I was told by Derek that he is the POPI officer and would not share my Owners details with me. So, I also logged a case at CSOS which we also haven't had a response on since December 2023. We then were able to get the list and proceed in Feb 24 with an SGM which voted Berader out (BY OWNERS) and we gave them 2 months notice with instruction to hand over to the new managing agent on 13th April 2024. They deemed this ******* and will only action anything once we get adjudication on the matter. Berader supposedly logged a second case at CSOS. So nothing has been handed over. I really wish Berader had focused on providing us with the right service, instead of trying to ***** us over (which was confirmed by one of the Berader staff). However, in the meantime, because they have sole access and control of the bank accounts, they were making payments outside of Trustee authorization [as per the STMA and as per Bearder's own contract, actions are to be done under the authorization of the Trustees]. Only when we asked for an update and/or breakdown, were we told that Bearder didn't need to supply this breakdown as they knew we would be looking at the account (had to request statements). I worked with Standard Bank to block their access which we finally did on 24th April 2024. Berader's response? Sending all Owners communication (outside of any instructions from the Trustees) that the Trustees have acted *******ly, and that Owners need to pay into their bank account levy statements (even though the BC account is operational still and is being managed by the Trustees). A further email was sent on Friday thanking all Owners for their positive feedback and confirming again for Owners to pay into their account instead of the account Owners have been paying into for the last 17 years. Bearder doesn't respect the rights of Owners, and their actions show how they apply the rules of the STMA to only suit their needs (whatever those needs are). The redirection of funds means that as a BC we cannot pay our suppliers in full. This is *****ulent activity and is basically theft. Stay away. The lack of accountability, professionalism, transparency and ethics is truly astounding. And they keep on going. I received a whatsapp instructing the Trustees to provide Berader access to the Bank accounts again so that they can retain their fiduciary duties and pay suppliers. Why would I give them access when they have violated all our rights as Trustees and Owners? Their duty was to support and help manage (we are paying them by the way) which they have grossly violated and held us hostage to bad service. If we don't want to work with you, its for a reason!! And we are allowed to change service providers. Just because it doesnt suit you, you have dragged this on for over 5 months. Derek launched personal attacks on me and included my family in the verbal abuse. He also told me I was a **** because in December I didnt have the Owners list, but by end of January I was able to get it. He has also blamed everything on the Trustees. His reason is that he only acts under the instruction of the Trustees. But its very clear Berader only does it when it suits them. STAY AWAY!!

Berader are unprofessional.... Even when we arrange an SGM and vote them out they are still holding the complex hostage and refusing to do any handovers. This has been ongoing since November 23. Stay away from Berader!
