I entered into a lease agreement with Bianca Properties in March 2017, stayed at the place for almost 3 years. I paid R8000 deposit back in 2017 and moved out end of January 2020, it’s June 2020 in 2 days and I have not received my deposit back. Michel Tshepe has switched off her phone and won’t reply my emails. When I call the other employee at the agent they also can’t get a hold of Michel. I had a good stay at their property and I didn’t think they would treat me this way. I am so disappointed, to say the least! I really wouldn’t recommend anyone renting from them because of this awful treatment I’m getting from them.

I entered into a rental agreement with Bianca properties in March 2019, they were meant to manage the property and tenant. First issue is that their monthly fee kept increasing and on a monthly basis and they are unable to explain this. Secondly I have been requesting a signed lease agreement which I still haven’t received. Thirdly, “contract” ended in March 2020 but the rental deposit still hasn’t been paid and I have been dealing with a Michel Tshepe, who has been of no help at all. She has been promising to resolve this matter since June 2019.

I entered into a rental agreement with Bianca properties in March 2019, they were meant to manage the property and tenant. Never let estate agent Amos Maaga manage you rental apartment. He will promise heaven and earth before you sign and after you enter into a rental mandate with him, he will abandon you during the course of the agreement. He is an incompetent, lazy and a pathological liar. He will let tenants move in your apartment before the official lease agreement date and not inform you, meaning you loose your pro-rata money. He schemes with tenants behind your back, drags your name into mud with them and always protects tenants and compromises your well deserved services that you pay for every month as a landlord. When your rent comes incomplete every month, he never follows up on it and claims that he is scared to call tenants and lies about referring the matter to the office. He never requests any proof of payment from tenants and lies everyday. Your apartment will be over-crowded with illegal tenants sub-renting and who don't reflect on the Lease Agreement, and he will never address this with tenants, always protecting them. An then lies to you that he was at your flat talking to them. He never checks up on your flat to see if everything is still in order (as is required by the agreement you sign and pay for). Once you terminate your rental mandate after a hard long year (their rental mandate doesn't allow for termination before 12 months) of lies and hardships, he gets angry at you and doesn't bother to inform tenants of the notice of termination, despite clear instructions to do so from his superiors and numerous calls from you as landlord inquiring if he informed them. He get's rude on the telephone, never shows up for appointments meetings and you will wait for him the whole day,, after which you report him to his office managers he will then lie to his superiors that you never showed up. All his clients complain of the same things about him. During the exit inspection conducted with the tenant, he will write lies on the inspection list that your flat is clean and with no damages, only to find that your apartment is filthy dirty and stinking and has serious damages, and you may loose the money taken from the tenant's deposit to repair damages and clean the place. An agent who cares only about commission and never cares about providing an excellent service that you pay for monthly.

I entered into a one year rental contract( R 7800) with Bianca Properties based on Silver Lakes Road. The contact expired in the 31 December 2017, i moved out of the premises on the 31st December, the property was cleaned, all the keys returned. Paragraph 6.6 of the contract states: 6.2.2 The deposit or the balance thereof will be refunded to the Lessee as soon possible, but no later than 30 days after the termination date. Bianca Properties to date has offered no valid reason as why the deposit has not been paid. The Estate Agency Act requires that the deposit be kept in a Trust.

Bianca Properties employs people and exploit them for their own benefit, do not give payslips to permanent employees or have legal employment contracts. Salaries are paid late and deductions not explained. Verbal agreement to pay commission on deals are not met at ALL as the company keeps all monies owed to staff for their own account. <br> Employees are expected to work 7days per week and most days longer than the 8hours and NO lunch breaks either. No overtime or days off for additional hours worked. As an employee you have no life or rest and also NO MONEY... they exploit the poor and desperate people. <br> I need people to see this and maybe some legals can do something about this as I have a 5year old girl and cannot provide for her this way or give her a home!!! <br> I hope that this complaint will attract attention to this unfair and unlawfull treatment

Bianca properties asks companies to do work for them but they do not pay you when you have done the work. <br> After months of delays, excuses and arguments they still haven't payed what they owe. They still make excuses and you never get any payment. Their manager/Head avoids your calls and never calls back. They keep on avoiding payment and have a bad attitude. <br> I recommend that the manager/head gets a better attitude and pays what is payable to the people she owes and stop avoiding and ignoring messages. <br> Our Company deals with a lot of Agencies and have never had s problem to get payment from the agencies we do work for, this is the first and only agency we have had such a bad experience with. <br> The manager/head also does not allow her agents and office personnel to give out her number. that makes it easy for her to avoid talking to the people she owes money to because she sends messages through her personnel but never phones herself to try and solve the problem.

I personally know her and knows how she operates cause I use to work for her and so does several other people. They always advertise bout how good they are at selling and renting out property but is actually not. She is rude, manipulative and arrogant. she hires new people everyday cause she can't work with people and treat them like dirt like their nothing but animals. She will promise the world and when it's time to deliver she has all kinds of stories. She also manipulate prices and ask twice what the client wants and then take the commission for herself and don't pay her employees the commission promised. When going for an interview she seem all nice together with her assistant Jenny Van Wyngaardt how is a big snake and a back stabber. Jenny knows how to stir up trouble and gossip bout her fellow colleagues. They don't even have a solid HR system and let people wait for their salaries and pays them when she feels like it and don't care if you have bills to pay or food on your table, just as long as she can get money and live the luxury life. They don't eevn deduct UIF coz she doesn't wanna pay the other money she must pay in everyday and don't even deduct TAX.<br> <br>
