We decided to buy a house at Aan De Wijnlanden in Eerste Rivier. Not knowing much, Brick N Board was assigned to build our house. I will say, the experience was nothing short of terrible and I hope that any future buyers ask if they have options of other builders because there have been at least 5 other home owners with similar issues (and they are the ones who reach out to me). From basics like walls not being painted properly, right down to walls being built completely skew it’s just been terrible. My cupbards were R167 000 and by the time I lived in the house the wood was swelling, the stairs cupboard wasn’t completed and no effort has been made to fix my issues. My windows are leaking and almost all my sliding doors haven’t been sealed. It’s just too much to type here. All I will say is, stay away. If you buy, make sure that Brick N Board are not building your house because you will regret like all the other new home owners

Brick and Board built our house in 2019, and we were really satisfied with the built initially. Turns out, it was all smoke and mirrors. Three years along the line everything is falling apart. The roof was sealed with silicone and the walls that is not visible from the ground were not plastered, let alone sealed. So, not only is the roof leaking, the water is seeping into the walls. The stove top was sealed with low quality silicone, the grouting between the tiles are coming out. We are slowly but surely having to rebuilt the whole house. As the lowest quality products were used absolutely everywhere - and we most definitely did not pay for low quality products. So, if you want to build a house that last 3 years, Brick and Built are your guys, but for anything longer than that, rather stay clear of this company.

The 7 days snag list took over a month and a number of tems on the 180 day snag list were never done at all. Promises to fix constant leaks, paving, damp, misfit doors etc., were never properly rectified - we even had to forfeit our entrance area and put another front door in front of the one they put in! They could not supply us with an invoice for the damp proofing they said they had done and the Developer (Flagstone) cannot find the original Form 2, although he can find the 2nd with building amendments, which we signed one week after beneficial occupation. We have spent thousands upon thousands ourselves to get our building right and 4 years on, we may have finally managed to do that.

A friend and I made an offer for a new development in Kuilsriver, The Oaks. We received an offer to purchase in December 2017, which we signed and paid the holding deposit. Thereafter we never received a receipt for the holding deposit or a signed purchase agreement. In July 2018 one of my clients restructured their business and will not be able to continue with the long term commitment of the project as I would loose a great portion of my income. On 24 July 2018 I emailed Cherie Nel of Brick 'n Board, copying the Conveyancers, to let them know of my inability to continue with the purchase. My friend did not want to continue without the purchase if I could not continue, and informed them accordingly. We explained the situation and asked them to reimburse us our holding deposit. We were then informed, today (21 Aug 2018) that the developer would keep the deposit to cover expenses, including the interest on the holding deposit. The message we received from the conveyancing attorneys read as follows: We have received final instructions from the developer and our instructions are that the developer will retain the holding deposit as result of your breaking the contract. On behalf of the seller we confirm herewith that as a result of your inability to adhere to the conditions of our warning letter dated 1 August 2018 the above mentioned agreement with the seller has been cancelled. I find their unwillingness to consider my situation a great shame, especially since their offer to purchase states that the inability to raise a bond would be a reason to cancel the agreement.

I have been struggling with Brick N Broad to come and complete the snags and fix my roof. I had my roof inspected and report was sent to them. The cost for repair is +- R40000.00. They stopped responding at all.<br> They keep on building and I have see how bad their building is. <br> <br> The house looks good when you move in, but after some time you can just see how bad of a job was done.

But they never let us know about the outcome.<br> <br> According to the contract we had seven days to supply the snag list which we did. And they had seven days to complete it. After seven days we had to contact them and they could only give us a date much later. It is now October and there are still quite a few items outstanding. And loads of items we just got a shrug and told it is not worth fixing.<br> <br> The main problem with this company is that there is no supervision of sub contractors and absolutely no communication with the future residents of their properties.<br> <br> I know the building industry has low standards and we had low expectations"

This contractor from day one was a disaster. Started building late with excuses, started building with the wrong bricks, had to be on site every day to check up (bad supervision), don't clean cavities (needs to be cleaned to avoid dampness and mould), fitted garage door incorrectly (higher door), fitted flashing incorrectly to all flat roofs, sub-contractors attitude and workmanship shocking. Moved into a house that was inspected by the contractor, but found the following mistakes 90% off water pipes connected wrongly (hot on cold), plugs not working, oven not working, shower drains blocked (building rubble), sprinkler system not working, plugs not working, stove connected illegally, bath cracked, granite counter chipped, etc. Cupboard contractor had to redo kitchen cupboards, lived 2 months with half kitchen and oven not working (replaced oven with new). Irrigation contractor, Kimko, useless and rude. Up to date still have problems with irrigation. House started cracking recently, but says is settling cracks and forms part of maintenance. NHBRC will investigate further. Good luck fixing 5mm cracks with paint! In general disaster from the start and supervision a big problem.

Absolutely no communication, except when they are trying to convince you that there isn't a problem with their shoddy workmanship or when they want something from you<br> <br> With regard to no 1:<br> <br> Face brick work looks horrible - mortar joint sizes varies, broken and cracked brick, toothing done incorrectly. Inadequate mortar between bricks, clogged cavity walls, incorrect placement of wall ties - house completely not insulated from environment. Incorrect placement of door and windows - not according to plan.<br> <br> With regard to no 2:<br> <br> You will not be able to move into your property at the time they promise you verbally. Heard of people waiting 12 months, I'm on track for longer. They'll refuse to address obvious issues until forced to do so by NHBRC, they will try to convince you that you are wrong and that there is nothing wrong with their product, better start talking to the NHBRC as soon as possible.<br> <br> If you are considering Burgundy Brackenfell, please consider one of the other builders building in the area.<br> I only wish someone warned me.
