I am speaking under correction, that Etchells and Young does not own the building but still advertise the apartments it is under new management. Therefore false advertising and being called and THREATEND to take down a review. Which is true and factual also I lived there for 8 years so I think I do have a concrete opinion on that matter since they took over. That says a lot about what they are and stand for. They don't care and talk to people unprofessionally and trying to cover up the inadequacies with that company. If it needs to be determined who is truthful and factual between my conclusions and their advertising and delivery of their services, let the public come and view for themselves how wonderful they claim they are.

Since they bought our Complex, there are issues everyday. No numbers to call when there is an emergency. Lifts don't work, therefore can't buy groceries, can't have guests over as they have to climb stairs (building has 11 floors). They make empty promises and the place is deteriorating eventhough they are busy with "upgrades". Place is dirty and workers is unpleasant and always have excuses. I will not recommend moving into Cape Coral unless you want to climb stairs almost everyday and be embarrassed by how dirty the corridors and stairs are and have your guests climb stairs and struggle with basic life things like buying groceries and carrying heavy thing. And for how much you are paying and with all the rules and regulations, definitely NOT worth it. They are just exploiting us and have no regard for their tenants.

Since they bought our Complex, there are issues everyday. No numbers to call when there is an emergency. I moved into the 304onMain in June 2025, new building, beautiful but as we all know not everything is as they seems. Firstly, it was not disclosed to me that the building used the ismrt for water and electricity, I only found out about it when I had already paid the deposit about to move into the place. Excited to move to our apartment, on the 17th of June 2025 we moved to our new place, in the presence of our agent, we noticed that there's a leakage on the shower, before even putting our clothes or belongings, we immediately informed our agent in our presence and she immediately called the caretaker and he fixed the shower, the following day which will be the 18th we noticed that the door leaks as well, the caretaker then came to help with it. As we continued to stay in the building we noticed that there's always wetness and outside our apartment just directly to our shower there's mould, I met with the manager and he informed that he and the management are aware of the leakage that is affecting our building, which I was not aware off, and that someone will come and paint 😀, well they did paint but it didn't fix anything. I have a new born baby 5 months to be exact, he started developing rash, coughing and getting easily irritable, well the leakage, the wetness and mould still is there, now accompanied by funny noises when we switch on the lights and use the plugs. I then informed my current that I want to terminate the lease as I noticed that the place is not in good condition but it is also affecting our health, Firstly there was a leakage that the management was aware but never informed us when moving in, and there also things that we informed them before moving in, now they are charging me 16500 for two months rental as well as approximately 7000 for commission pro rata, They failing to take accountability of the role they played of not making the place habitable, I was informed that it is my duty to make sure that the apartment is mould free and they come to paint on top of the mould, instead they even told me which mould buster to use lol aai. I informed that there's no enough ventilation because we only use window, well they had just advise us that if we want enough air circulation we should open the bathroom door and also make sure the window is opend, well the weather already is not favorable for this option as I mention that there's a new born baby. As much I tried to reason with them theh failing to take the role they played, and they insist on me playing while they still making the place favorable. I need help how to solve this, I asked them with the mould will theh cover the invoice for my son's medical and theh refuse because of the mould and they still refuse. I have however all pictures and anyone will to help please assist

Extremely Disappointed – Unprofessional and ********* Conduct I am deeply dissatisfied with my experience with Etchell and Young Property Brokers in managing my unit at Jackal Creek Golf Estate. Their conduct has been nothing short of unprofessional and dishonest. When my tenant vacated the unit, they conducted an exit inspection — but conveniently omitted obvious damages from the report. Only a few issues were noted, and even those were not fully fixed, despite the fact that a contractor was paid from the tenant’s deposit. This feels like a clear case of mismanagement or manipulation. To make matters worse, they take an unreasonably long time to secure new tenants. In my personal experience as a black landlord, I can’t help but question whether race plays a role in the delays and lack of urgency I’ve experienced. If it’s not intentional bias, it’s at best a serious lack of professionalism and accountability. I strongly caution any landlords — especially black property owners — to think twice before trusting Etchell and Young with your property. Their conduct has left me feeling misled, sidelined, and financially compromised. To get my keys back was also a mission. If there was an option for a minus star I would give them minus. *********!

I have the worst experience from an agent from Etchell and Young Brokers!!! Richard who was assisting with moving in a property in Kloofendal has to be the worst experience I have ever had!!! I literally had to follow up on my application and clearly begging to get my lease agreement , and then I asked the agent that he speaks to the landlord to atleast move in on Tuesday 29th literally 2 days prior to the 1st of the new month, I was even willing to pay a pro-rata if need be, Richard promised me that I can be able to move in the 29th since it’s only 2 days before the lease commences, I made all my arrangements to move even telling my current landlord when I will move so his new tenant can move in, Richard mixed me for the longest time I had to follow up by myself because his way of treating tenants is uncalled for!!! Absolutely disgusting!!!! Now I had to make changes because of uncer*****y from him and giving me false hope!!! This has costed me alot of money and I hate being told lies on numerous occasions!!!! Because of constant lies and false hope!!!! 😡🤬😤 worst service I received in my life!!!! 🤬 🤬 the lies continued even worse after I paid my deposit and months rental!!! To the point i even wanted to cancel my agreement with the company, treat your tenants with respect, dignity and be truthful, is that too much to ask for!!! Please address my concerns with your agent, I have all WhatsApp messages as evidence on how I was **** to with no proper feedback from him!!!!

WARNING: Property Owners & Tenants. E&Y recently took over management our Complex in Honey Hills Roodepoort. They have Total disregard for our Tenants. Constant Water outages, rising monthly costs, Maintenance problems and constant Noise afterhours due to overrun renovations. They don't communicate their plans & have no regard for your right to peaceful living. Landlords Keep your good Tenants by staying away from E&Y. Tenants - save yourself money & stress by staying away from Properties managed by E&Y.

I am deeply disappointed with Etchells and Young’s handling of my rental deposit refund. As per the Rental Housing Act we, a tenant’s deposit must be refunded within set timelines. Despite this clear legal obligation, the company has delayed my deposit refund, unjustifiably withholding it in violation of the Act. Furthermore, Megan, an employee of Etchells and Young, has acted *********ly by providing inconsistent deposit amounts. The discrepancy between the deposit stated in the final statement and the amount she mentioned in email communication suggests an intentional attempt to misrepresent the true figure. Such behavior not only raises serious concerns about her integrity but could also be classified as *****ulent under South African law - I have approached the police to lay a case of *****. Additionally, agents Willem (and his wife Zandri) and Richard handled matters in an unprofessional and ********* manner. They attempted to conduct the property inspection without my presence, which is a direct violation of the Rental Housing Act. When questioned about these actions, they failed to provide any valid explanations and, instead, resorted to blocking me on WhatsApp to avoid accountability and blatantly **** about things that were later discovered to be contrary after I provided camera evidence of same. This behavior is entirely unacceptable and demonstrates a lack of professionalism and respect for tenants’ rights. I have reported all agents to the PPRA. Despite all these issues, the director of Etchells and Young has refused to speak to me telephonically or engage directly. This lack of accountability from leadership further highlights the company’s unwillingness to take responsibility for the problems within their office. I expected a professional and transparent process, but my experience with Etchells and Young has been marred by delays, ******** practices, and questionable ethics. This conduct reflects poorly on the company and undermines trust in their services. I urge other tenants to exercise caution when dealing with this agency.
