Action speak louder than words...will never refer them to anyone....instead of turning the negative reviews to a positive ,they will rather accuse you....8 years later ..same excuses...please go check snotty responses on google reviews also.

Never have I encountered such a shocking level of ********* behavior, unprofessionalism, and outright incompetence as I have with Excellence Marketing, particularly with Matilda. We moved into a property riddled with maintenance issues, some of which posed serious health hazards. While I understand the owner has discretion over what to repair, these issues should have been addressed immediately. Instead, Matilda's only concern seemed to be the grass. From the outset, we communicated that the heavily shaded areas of the lawn were struggling to grow, despite our best efforts to nurture it. Matilda insisted the LM grass would thrive in the shade. Frankly, I couldn’t care less if the grass was made of gold—it simply wasn’t growing, and certainly not due to any negligence on our part. Now, after we’ve moved out, Matilda is deducting unreasonable fees from our deposit for new grass, fertilizer, and gardening services—services that she claims were needed a week after we moved out, despite us having our own gardening service in place the day before moving. Is this a blatant attempt to ***** from tenants? It’s disgusting! The situation only worsened when she charged us for replacing items already noted during the move-in inspection. But now, she’s claiming I’m referring to items in a different room. Matilda, you assign the room names in both inspections! Yet, you refuse to acknowledge this and continue making excuses at every turn. How is it possible that anyone could take you seriously? The bills were another nightmare. We were hit with exorbitant electricity and water charges nearly every month. Despite repeatedly questioning these charges, the response was dismissive at best. We were stuck with a flatlet that had an absurdly low flat-rate payment, and any excess charges became our problem to deal with. This is completely unreasonable. When I finally reached out to the owner about the maintenance issues and the appalling service, my message was ignored. Instead, it was forwarded to Matilda, who had the audacity to email me a screenshot instructing me not to contact the owner directly. According to her, all complaints must go through the agency. So, if there’s an issue with the agency itself, we’re supposed to go through the agency to resolve it? This is absurd! The agency is doing absolutely nothing to address any of our complaints, and they have shown no willingness to resolve any of the issues we raised. Dealing with Matilda has been an exhausting and infuriating experience. Her emails are full of incoherent ramblings, completely irrelevant to the issues at hand. Trying to make sense of them has been a nightmare. I’ve already seen her responses on Hellopeter, and I know exactly how she’ll deflect blame and make nonsensical excuses. She has no understanding of tenant concerns and refuses to accept responsibility—because, in her eyes, she is never wrong. The level of incompetence, unprofessionalism, and pure disrespect shown by Excellence Marketing is beyond belief. I am utterly disgusted by their behavior and cannot fathom how they are still allowed to operate in this manner. For your own sake, stay far, far away from them.

Excellence Marketing Agency is a ****. I rented a unit in Amberfield Heights Centurion, the unit was not in a good condition but due to my situation then I was desperate for an accommodation, especially as a mother of 3 children. It is with sadness to inform you that Excellence Marketing Agency (Matilda) ensured that we fill the pain of being desperate. I reported water leakages and other things that could lead to serious damage to the property however my cases logged were just brushed off. I eventually moved out of the unit on the 28th of November 2024 (1 year lease ). Excellence Marketing is refusing to give me my deposit, they are telling me that they have identified items that needs to be fixed with my deposit money. Items like water damaged on the walls and others. 2 weeks before I moved out, they did brushed up maintenance for the next victim. They even painted the doors while I was still there, the smell of the paint was horrible and not safe for any living- being. I believe that people will be alerted and they will choose property agents wisely, Excellence Marketing is definitely the worst. I want my deposit money as soon as possible.
