I purchased this property and moved in 1st December. There's forever issues here and it doesn't seem like anyone knows how to fix anything. The mosiac in the shower looks like it's 20 years old. They only came to redo the mosiac in the last two weeks. Made dirty and left my place so untidy. In the one shower water was standing and overflowing onto the bathroom floor. The other shower the edging is so sharp and the cement is all over the place and created dust all over. I was told in December the staff is on leave but from January it's pathetic the service. From the agent, to maintenance, to management There's no help. It was just all about selling this property. The geyser was endless problems cold water shower most of the time. They take your kindness for weakness here. Keep saying sorry but they ain't the ones that is suffering. The other day my property was entered without my permission. Doesn't mean you have a key to the property, they can walk in and out. I have pictures and videos of this place. We was experiencing no water and when there was water we had cold water. I have a lung problem and put up with this. They don't care about complaints. I made a list of complaints from the time we moved and I am at my peek in keep explaining myself. Please my advice to you go buy at another development, don't buy here and end up in the same situation. I have evidence of everything that is taking place here. They come and disturb you whilst it's time for you to rest or during your work, yet there's no permanent fix to anything. Please I plead with you purchase a property somewhere else. 😤🤬😡 Terribly cheap workmanship and labour in the estates. 1) inadequate understanding of the South African property building specs and requirements

The development’s property called Blue Lake Estate in Blue Hills is not up to standard. I don’t recommend buying here. The security is a concern with car tyres being slashed in parking lots and apartments being broken into, constant water and electricity outages, you can’t go two weeks without either water or electricity outages. It’s definitely not a good buy.

Hi Guys I need advice from home owners at Blue lake Midrand. I am looking to buy an apartment there but I am worried about unexpected hikes of levies and rates due to non payment of other home owners. How are the financial statements looking so far ? And has it been any increases ? Are there measures put in place in terms of recovering debts from those in errors to ensure that home owners that pay their levies and rates are not affected?

There are serious issues with the tiling at Palm View. It appears that either no bonding agent was used or the incorrect one was app****. As a result, the tiles are now coming loose and lifting throughout the area.

I am reporting a false and defamatory review posted by Rendani Ngwenya regarding a rental application I assisted with through Leapfrog. Rendani claims I disappeared after receiving payment for the vetting process. This is entirely untrue. I communicated throughout the process and followed up multiple times for missing and unreadable documentation — including a valid ID and proof of income. These delays affected the speed of the application, during which another applicant was approved by the landlord — a situation outside of my control. Before any payment was made, it was clearly stated that the vetting fee is non-refundable once processed, as it covers third-party credit and background checks. Rendani was informed of this. To further discredit me, Rendani falsely described me as rude and arrogant — which is both misleading and defamatory. I conducted myself professionally at all times, and I have records of all communication to support this. This false review is damaging to my reputation and character, and I formally request HelloPeter to investigate and take steps to remove this defamatory content immediately.

Absolutely terrible experience with a unit at Blue Lake Estate. Firstly, there is no network so you can’t even call your loved ones. Secondly, terrible after sales experience - I had no hot water for three days straight and no one bothered to actually show me where the geyser is and how everything works. Everything related to water, electricity and access I had to figure out on my own. Let’s not even talk about the security risks involved. It’s so disheartening. I really liked these developers but honestly I wouldn’t buy from them.

I cannot believe how my move is going or rather not going at all. I viewed a property at Palm View Estates on 1 November 2024 for 1 December, I secured the deposit a week later. Requested from both agents (Malebo Mogoshane and Busola Olukoya) managing the unit if I could move in on 29 and 30 November as I had engagements I could not defer. I filled in move in forms and had my lease signed on 21 November and paid rent as well by 21 November and and to my surprise, realised on 29 November with all my stuff packed up that neither of the agents submitted anything to the property manager whilst I parked with a truck full of my things on both 29 and 30 November. They seem to have a dispute of who should get the admin fee and decided to not send any of the filled forms forward on purpose. Malebo purposefully did not send forward any forms and then proceeded to tell me that I have to suffer for Busola not wanting to pay him the admin fee and also told me how I didn't even have all the mandatory forms needed for the property. On notifying the property manager, Daniel from Sigma, of my dilemma, he proceeded to ignore all my calls the entire day despite promising that he would get back to me shortly, I totally understand agents dropping the ball but everything seems to be at the cost of the tenant which is unfair. I have now had to pay for movers on both days who returned my furniture to my previous dwelling, with no assurance of when I can even move in and missing work meetings and a wedding, I am beyond frustrated at this point.
