Worst company ever. They have been withholding my deposit for the past two months . Whenever I call there's never a direct answer regarding my query. The person in charge of the deposit issue (Ben Khanye) never answers calls or emails. Safe yourself and don't ever live at any residence by these people. Complete ****.

I have stayed at ACACIA PLACE SECURITY ESTATE owned by INSTRATIN REALTY located in WITBANK DUVHA PARK for a more than a year and the service has been back, they over charge tenants on Electricity and Water. I finally moved out of the complex end of June and they have not refunded my deposit. A guy called BEN promised to pay after 21 working days, it went past 21 working days and they did not pay. He committed on a new date which is 8 August and even went on to lie and said my refund has been processed but that was all a lie because nothing has reflected up to date. I really do no recommend staying in this complex, these people are ****mers and they owe municipality lots of money and they use the use the tenant's monies to settle they their debts. Now they ignore my emails and they don't answer my calls.

It have been almost 6 months without warm water in the unit.I am in Matlosana Gardens and I have already sent in two tickets about this and even called with no help.Protea Meters is increasing warm water tariffs and when I called explaining that I am already paying double for the electricity because I have no warm water so I have to use the stove to warm the water for everything up and it is winter.No help or any communication had been sent to me and it has been a long time. I am paying rent every month with no problem,it is unfair to be left unattended like this in a complex where they even knock at ur door when your rent is short of only R40.

Firstly, if I could, I'd give this low class company a minus one because their service is the worst. Instratin Realty does not consider their tenants feelings whatsoever. As a previous tenant, I encounted lots of problems with them and they always take their time first before they can assist their tenants. I moved out of one of their properties in February 2025 and we're currently in May 2025, I still have not received back my deposit of R2 960.00. I sent several emails to finance alerting them how urgent I need to get back my deposit because I need to pay my tuition fees since it's exam season but no one has taken this into consideration. I only received a response once to tell me to sent through my proof of banking details. That was their only communication to me. Instratin Realty must be closed down because they do not understand the work PROFESSIONALISM. They are only quick to respond whenever someone is looking for an apartment. I am disgusted and defeated at this point. I wish someone can help me honestly :(

We are without water and electricity since 23 May 2025,no communication or anything for Carnival Gardens Phase 2,apparently Instratin is owing the municipality yet we pay for our own water and electricity. This is a violation of basic human rights and the owners need to be held accountable
