I am a resident at Devland Gardens Housing Development and residents have now been without water for 4 days due to the alleged failure of Habitat/Instratin to pay the municipality. What makes this situation even more unacceptable is that residents faithfully pay rent and continuously purchase water and electricity through management, yet we are now being told that the municipality is owed approximately 27 million for utilities. If residents are paying every month, then where is our money going? Who is benefiting from the utility payments if the municipality is not being paid? Instead of giving residents honest answers and accountability, management continues sending repetitive app messages claiming they are “trying to resolve the issue” while people are left without access to a basic human necessity. This is not just an inconvenience anymore — it is negligence. Families, children, elderly residents, and working people are suffering because of financial mismanagement that tenants had no part in. Residents deserve: Immediate restoration of water Full transparency regarding the outstanding municipal debt Accountability from Habitat/Instratin Proof that residents’ payments are being used for their intended purpose Four days without water while tenants continue paying for services is completely unacceptable.

The worst apartment complex, infested with pests and the building in carnival Gardens the owner has money issues cos sometimes we would pay rent and the electricity and water would be shut down by municipal . And the building management which is instratin realty are ****mers they promise that when you move out you will receive your deposit back but that is a big old lie , and the manager that is in charge of refunds “Ben “ is rude as hell ,instratin is probably just a front so the building owner can **** people.

Worst company ever. They have been withholding my deposit for the past two months . Whenever I call there's never a direct answer regarding my query. The person in charge of the deposit issue (Ben Khanye) never answers calls or emails. Safe yourself and don't ever live at any residence by these people. Complete ****.
