I’m currently moving out of IQ Yellowstone in Montana. This place and its management are very unfair and dishonest. You will be fined time and again for things you didn’t do and they will debit it from your back without even showing you evidence of the incident they are fining you on. Their fines just keep increasing in price. From R250 to R2000. They are just making extra money. When you complain about their fines, they will tell you to go to the lawyers. I mean, why would I delegate a lawyer for a R2000 fine and pay the lawyer more than the fine? One can easily say “Unit 10 is making noise”. They will fine you without even coming to verify if there is noise or not. I wouldn’t advise anyone to look for a rental in this establishment. So disgusting how their business model is being ran to make extra cash from their tenants.

Run as far and fast as you can away from this company.Unprofesionalism,********ness and harassment seems to be their cornerstone. There was a debit order form we are mandated to sign. When you make a direct rental deposit into their account,they charge you 500 for doing so,an additional 600 charge in legal fees as well,20 for sms and another 500 for reminder of" late" payment. When you call their office, the finance department is ALWAYS unavailable.They constantly threaten you with lawyers and letters of demand and charge you without any clarification what they're for. Looks like they're trying to make an extra buck out of thin air. Tribunal court it is

Worst experience ever. Our kids had to work with this company as they attended a rugby academy and this was the recommended accommodation. Being from the Wesrern Cape, we had to go with this. On arrival, the agent was late and in a hurry, so we had to sign the agreement on the bonnet of her car. No inspection as she was so busy....she recommended that we do not stress about nails in the walls and just use it to hang something over. The boys were not worried about this, as decorations was not a priority. On leaving she mentioned we must remember.to get a gas bottle for the stove, go to a place in Pretoria to sort out the electricity connection etc. This after she knew beforehand that we had to fly back early to next morning, and assured us everything is in order just to move in. We also mentioned beforehand that they are part of the academy which is only for 8 months so will be renting for 8 months.....NO PROBLEM, JUST GIVE US 2.MONTHS NOTICE, was her reply. Needless to say, having signed the agreement in a hurry (she was SOOOO BUSY) we were in for a big surprise. When we gave 3 MONTHS notice, we got an invoice for cancelation that was due immediately. Included in this fee was a R1500 (×4 months) for the agent (which we never saw ever again, and apparently left the co,) A R500 (x4 months) marketing fee to look for new tenants and a.huge admin fee. On my reply that we gave 3 MONTHS notice so we gave them plenty of time, they had the doors locked the next day and the boys couldn't get in.....I was in SHOCK. Then, when it came to check out time, they recommended a cleaning service, which we used, and had a deep clean done. However on paying back the deposit they deducted a whole lot of things, including the nails that has been there....and also normal wear and tear like the cleaning of groot in-between tiles ETC ETC. I CAN GO ON AND ON. They are shocking. please stay away!!!

I moved in a unit in IQ Tuari in 2020 and found the grass hard to maintain because it was planted on building debri. I reported 2x to their Senior Project Manager, Tinus, in 2022 and early 2021, sent him pictures too, but nothing was done. So for 4 years I struggled with the grass and replanted two times. I vacated 30 June 2024 and lo-and-behold R4959 was deducted from my deposit for transplanting the grass, they say. Meantime I left the grass in a reasonable, accepetable state, as far as I am concerned. I even planted new grass in late Sept/early October 2023, because I knew I was going to leave. Ok then we can meet at Tribunal court.

If I could, I would give them 0 stars. We have been renting an apartment in the Thistle Creek complex for a year and a half now. We have had floods in the apartment after rainfall, cracks in ceilings, mold in the kitchen due to water damage. I am so tired of logging complaints with them. The last one was 6 months ago… still no help. And they are so rude! When I explained my ceiling issues the lady told me that its not a ceiling, basically telling me I can’t tell a ceiling from another structure inside my apartment! Severely undermining me in such a way and ignoring complaints forced me to decide to move before my contract ends

****s of Note, lazy and they impose things. I spent whole 4 months without geyser while they were busy saying its on timer though there is Loadshedding and the caretaker set it on manual, only to find the timer isnt working, the plumbers had to remove it, the geyser is working properly now. They tell me of what's happening in the unit THOUGH I've never seen them in the unit nor met the agent. They sent service providers at their own time, after 6 pm to be precise, they don't care if you are available or not, their contract doesn't match services they offer- ijooo kuningi. I regret associating with them big time. But I'll fight tooth and nail to get what's due to me. I won't be exploited by them.

I am deeply disappointed with the services provided by IQ Rentals and Property Management, particularly with the conduct of estate agent Ronel and the management staff, Michelle. My experience with them has been nothing short of frustrating and unprofessional. Over three months ago, when the tenant moved out of my property, they were supposed to conduct a painting job before leaving, which never took place. Ronel, the estate agent, did not even bother to conduct an exit inspection when they vacated the premises, showing a lack of responsibility. Upon my initial complaint, Ronel finally conducted an inspection and assured me that they would send someone to paint. However, it took an astonishing two months for them to send out a painter. To make matters worse, the painter used a darker color, neglected to paint certain walls, and haphazardly patched up broken walls without properly painting over the poly filler. I reached out to Michelle on more than four occasions seeking a resolution to this ongoing issue, but it remains unresolved to this day. This level of negligence and incompetence is truly appalling, and it is clear that IQ Rentals and Property Management cannot be trusted to handle people's properties with the care and professionalism that should be expected from a property management company. This experience has left me thoroughly dissatisfied with their services.

In January I was rejected for rental at Thristle estate after Madelyn handled my application. She told me that my TPN was an "F" while the acceptable scoring was A to C. This was basis for my rejection. I checked my TPN this week and I now had a "C" scoring. I told Madelyn this and she did confirm that I can re-apply. Lo and behold, today I get a credit report from Experian as basis for my rejection! This is not a credit application. I am not applying for a loan I am applying for rental! My TPN score is now good and suddenly my credit report is used as basis to reject my application. This is not fair. It appears to me that you looked for reasons to reject my application. It seems like you are keeping certain kinds of people from staying in your premises. Yes you may have a discretion as to what kind of scoring you use to evaluate potential tenants but this discretion must be rationally informed. How come my last rejection was based on a poor TPN and suddenly when my TPN is okay I am rejected?
