This company should be investigated because how do you move people into unmaintained units, that are worn down and still expect to be paid for rent, electricity and utilities? I wish i had seen these reviews before i moved in. They are so adamant you pay deposit and additional costs before you move in yet their units are so bad and they dont even come and fix, they are nowhere to be found. This is crazy! Moving is a headache but at this point im so willing, only been here less than a month and im fed up! DONT MOVE HERE!!!!!

This company is absolute *******, my car was ****** in their complex. They is not want to take accountability from the caretaker to the agent and the owners. The was no sign of forced entry to the building. Thereafter because they were running from taking responsibility they had the audacity to send me an eviction notice after my car was ****** om their properties.

If you havnt, don’t! Iv been staying in one of thier properties for a few months now the service is incredibly poor. No maintenance whatsoever. You can never get hold of them for anything, nothing!

If you want to sit without electricity while paying without fail then sure come stay here. If you value your time and family, stay away from this place. We've been without electricity since Wednesday (13 Dec 2023) and we still don't have it. There was no official communication sent to EVERY tenant. This guy called Francois came Thursday last week here and spoke to a few people in a corner outside the premises. Sending texts, calling, emails etc all getting ignored. On Saturday this Francois person finally responds to an email chain I had started. Basically the only thing he said that mattered was that "I am communicating on WhatsApp, thank you". This is after he told me some weak excuse that the city needs to come and switch the power back on. I then asked why he can't simply send a measly email to everyone and bring them up to date. That's when he reveals his special WhatsApp group to me which I have since been added to. This dude! Obviously I'm not on your special WhatsApp group that's why I'm in the blank. So he was seeing these texts, missed calls and emails but thought he was too precious to even ask for my number and add me to this group of his. Up to now all we know is this is with some mysterious contractor who needs to come and switch the power back on. December groceries? ****ed. Have to spend time going up and down charging powerbanks and backups. There's also someone called Dora.

If anyone can help it, do not go this route! The absolute worst in rentals. Pathetic! Absolutely no accountability for their lack of service! My experience is daunting, I won’t share it here but please stay far away from Living Room Properties unless you want to reside in a dilapidated unit without electricity DESPITE PAYING YOUR BILL TIMEOUSLY!

If anyone can help it, do not go this route! The absolute worst in rentals. Pathetic! Absolutely no accountability for their lack of service! My experience is daunting, I won’t share it here but please stay far away from Living Room Properties unless you want to reside in a dilapidated unit without electricity DESPITE PAYING YOUR BILL TIMEOUSLY!

I was renting with Living Room Properties for a year and it was a horrible experience ever. Initially I was supposed to rent at Villa Luandi which is one of their properties, a day before I moved in they informed me that the apartment isn't ready as yet, that time I had already signed a lease with them and paid for everything. They moved me to their other property which is called Cresta Ridge in the interim. They moved to an apartment that was so filthy, the shower was so dirty, the toilets were filled with urine, their cupboards were the worst, not to mention the stove. I had to clean the place myself and eventually settled there as I didn't have time and energy to move places. My lease ended on the last day of February and I moved out then, I did inspection with one of their agents and he did see that everything was fine and I left the place in the condition I found it. The only thing that is left now is for them to refund my deposit of which they're refusing to refund. I paid a total amount of 8400 and it was put on an interest bearing account. They told me that as per the lease agreement I signed I will receive my deposit after 14 working days, 14 working days has passed and I'm still waiting for my deposit. They're not replying to any of my emails, their agent is no longer replying to my messages. The last time they communicated with me was when they told me that they're waiting for the maintenance contractor to give them an estimate of the maintenance cost and they say they cannot do anything until they receive the maintenance estimate. The lady who is the Landlord (Dora Hlungu) is so rude when you call her, she shouts at tenants, even when there's an issue at their property they will not resolve it, they will make you go back and forth until you give up which is why I moved out. Such a poor service these people are giving and they absolutely don't care.

We have tried contacting Francois Pretorius for 2 days to no avail regarding a rental. Every time we call, he says he will phone back. He does not respond to messages and promises to get back to you when he eventually answers his phone. We have phoned 10 times asking for feedback. Horrible service. Do not do business with him.
