We bought a property from Lutoria Investments in 2018 and received fantastic and professional advice from the developers. Everything was discussed in detail with us and the property was finished in time as agreed upon. Now 5 years later they again helped and assist us with an issue at the Estate. Thank you for the continues support and professional service.

This construction company is either ********* or ***********. Terrible communication. They have not only provided information that they subsequently backtracked on and denied (accused us of lying about or misunderstanding when it was clear was their intentions were), but their delays, now extending to around 6 months from the original timelines communicates have cost me tens of thousands of Rands. We were told the day before the move that our property would not be ready and the foreman insinuated the fault was lack of communication on our side. They communicate any effort to actually meet obligations as "a gesture of goodwill". It's ludicrous. I would strongly advise people avoid purchasing any properties associated with this business.

This construction company is either ********* or ***********. Terrible communication. STAY FAR AWAY! No business ethic. NO humanness. We are South African residents living abroad so easy to be taken advantage of. Signed OTP for a development property. EVERY single document was signed electronically which is NOT binding. Not once was ink put to paper. Obtained a bond offer from Standard Bank. Shortly after, my salary changed significantly. I firstly advised Standard Bank about my change of circumstances who instructed me to contact the transferring attorneys. I contacted ESI Law several times to tell them I could no longer afford the property due to a significant decrease in salary. They IGNORED MY EMAILS FOR 7 WEEKS!!!!!! I requested documents which went unanswered. For example, had LUTORIA secured finance from the bank for this specific development. The attorneys and developer are very quick to make demands yet completely ignore relevant questions. Pieter Goosen sends a letter of demand for LOSS and WASTAGE to the amount of R78,000 on top of our R50,000 deposit they are still withholding!!!! No response from the developer about our financial predicament. Just a letter of demand almost two months after notifying all parties that I could no longer afford the quoted repayment. I don’t understand why, as the property has been sold on. LUTORIA refuse to give us our R50,000 deposit plus interest back after communicating our affordability change. Were we supposed to take out a mortgage and not feed our family?? Or get bad credit because of a loan we were in no position to pay?? So very money hungry. We notified of our change of finances less than 1 month (Jan 2022) after signing NON binding documents electronically. We did not set LUTORIA developers back in any way. By July this year, the foundation of the homes hadn’t even been laid. Not even one. The property has been sold. Therefore ALL COSTS have been settled by the owners of the property. None of which fall upon us. YOU have your money. GIVE ME MINE!!! Upon contacting Standard bank on 27/10/2022 we were informed that they cancelled the bond on 1 August 2022. Standard Bank mentioned that Esi Law is in dispute with LUTORIA regarding our deposit. I can safely assume the bond cancellation was conveniently withheld, as a means to hold onto our R50,000. There is NO honoured bond. Pay me back what DOESNT BELONG TO YOU!
