We used their services for years. Unfortunately their services got worse with time. After closer inspection FROM US we realized the Unit was in a poor state, which could have been prevented if THEY did a proper inspection. Unfortunately, it incurred considerable costs, some of which could have been recovered from the tenant's deposit. If you do use their services make sure Inspections are done property and timely. Tenants should be held responsible, know how to use appliances and be selected with care.

I had a stressful year as a parent since day 1 my daughter moved to their building for accommodation The allocated my daughter a different room than the one we viewed without even informing us when we collected keys, there was no security door, meter box, other items broken and the carpet ws very dirty,i had to bring somoen the next day to clean the carpet, they are very unreliable i wouldnt allow any parent to let their children to use OC RENTAL.!!!!!!!!!!!

I had a bad experience with this agent, I wouldn’t even recommend it to anyone especially an african person (black person). Firstly they are very racist, both the agent and the owner of the house which is the commune I used to live in 2022. The treatment in the house was not equal and fair to the African people compared to their favourite white kids, the safety of the house is very poor and there is no support or concern whatsoever to the tenants of the house after multiple burglaries that took place. What they care about is their rent instalment that is due every month. It came to a situation where the owner of the house and OC rental terminated our contracts and kinda kicked us out of the house because they prefer white kids to stay in with their friends who are also white. So basically the house should have white people who know each other and not us black kids who are “strangers”. Another reason of us being kicked out is because they think since the black kids moved in the commune in a greater number than previous years, we have brought all the incidents that has been happening including burglaries. How can we set up a burglary when we are the one that experienced it the most as we were the ones present in the house and they even stole one of our laptops? By the way, we never got the laptop back as there is no insurance taken out by the owner of the house to secure against such incidents. Secondly, the house was very old and hardly maintained. We would send an email to let them know of anything that was broken and they never came to fix it and guess what? By the time you decide to move out, each and every single thing in the house will be used against the tenants to fix it or it get deducted from the deposit as if the house was perfectly fine when moving in. Lastly, their lease agreement is unrealistic and constructed in a way that the agent is untouchable and the tenant is always wrong! Crazy penalties, crazy deposits and admin fee for a student accommodation. The deposit is not equal to first month’s rent. I had a unit of R3700 and paid a deposit of R5500 plus thousands for admin fee. The worst thing that took a trophy on their lease agreement is that the annual lease expires on the 15th of December which is half of the month right? but guess what? the tenants have to pay full month rent for that last month before moving out.So this mean by the 15th of Dec, tenants who let their lease expire should be out of the commune with their belongings. Should a tenant decide to terminate the lease before expiry date, there are crazy penalties on the lease to a point where the tenant end up paying the remaining months although it was terminated. For tenants that are students and maybe part time working, there is a lot of stress already from the mentioned occupations and yet OC rental is competing and adding a lot of stress as cherry on top. If you want to end up fighting them with lawyers for silly things because they do not give a damn, get into a lease agreement with them and good luck! By the way when you approach them to look for a place for the first time, they will be very friendly and welcoming until you sign the lease, their true colours will be revealed!

When we did the inspection on the first day I moved in they missed the oven. I am telling them about this for 3 months now and I'm being reminded about outstanding payment. This is bad service and I have to make this public because it really is bad service. They only care about their payment not giving good service.

This agency is pathetic. I have a leaking geyser for more than a week now and nothing gets done about. I have raised this through email and our neighbours have tried to call as well as both geysers are housed in my store room. As a result of the leak I have personal belongings that have been ruined and have had to be tossed as result of the water leakage. They keep deferring this request to reimburse me. Also, if you are late on a payment, bearing in mind that CV19 and other perosnal issues, they charge you interest on the late payment. I would not rent from them, but it is a shame as it is in a beautiful estate, but sadly you are let down by a mis-managed team. You can also never get hold of anyone and kept being told that they will get back to you. They never do. Please stay away and save yourself the trouble.

I recommend not dealing with them as when you pay a day late they charge massive interest but when you chase your deposit back at the end of your contract........Good luck. Filled with excuses each time, kept saying its not 21 days yet then when the 21 days pass then they come with all the excuses possible. Very unreliable. Will notify when the payment has actually been payed. Probably 42 days later...

The flat was only used for 3 weeks before lockdown and yet I am charged R450 to clean a 12 metre carpet. Not even prepared to discuss a payment holiday after the rent has been paid for 11 months and the flat has only been used for 3 weeks.

Expect to lose a quite bit of money to this rental agency and by “lose” I mean you literally give them money and get nothing of value in return. #1. Admin fees: Admin fees have become standard practice, but with this agent, expect to fork out almost R2000 in admin fees for you new contract. 2. Daylight Robbery(I’m not sure what else to call it): This agent forces tenants to vacate the premises and return the key halfway through December(student or working professional), BUT you STILL PAY A FULL MONTH’S RENT for December. Meaning that if your rent is R5000p/m, you will lose around R2500 of rent you paid but you were forced to move out halfway through the month. And should you wish to stay throughout December(which you have paid for), you must either…. A - renew your contract for the following year(which will cost you another admin fee around R2000) or B - Pay a penalty fee of almost R500 for late return of keys. There is a big difference between spending a lot of money and straight up losing a lot of money.
