Our experience with RYX Property Management, and specifically with Melanie Ras, the agent responsible for our move-in process, was unfortunately below expectations. From the beginning, the coordination was poor. Melanie failed to communicate key details that would have helped us plan our move more effectively, such as when the previous tenants would vacate the unit, and when repainting and cleaning would be completed. This lack of clarity caused unnecessary delays and confusion. All this while, we were made to believe that the apartment would be ready for handover by 01 October. As you know, booking a moving truck typically requires at least two weeks’ notice to ensure a seamless move-in day. Due to the lack of timely and accurate information from Melanie, we were forced to plan under pressure, which added unnecessary stress to the process. Upon receiving the apartment, it was evident that the unit had not been properly prepared for new tenants. The condition was below average, and we had to conduct a thorough deep clean before we could even begin compiling a snag list. While Melanie assessed the general cleanliness as “good,” I expressed my disagreement during the handover, noting the poor state of the apartment. Her response was dismissive, she simply shrugged. It is our understanding that cleaning should be handled by the property management agency. When we raised concerns with Melanie regarding the lack of transparency around key details—such as the previous tenants’ move-out date, cleaning arrangements, and repainting—her responses were frequently dismissive and delivered in an agitated tone. Rather than offering constructive or informed answers, it became evident that unless we explicitly asked for specific information, it would not be communicated proactively. At one point, because we had arranged to move in earlier than she was able to hand over the keys, Melanie threatened to remove the cleaning and maintenance services altogether. This was deeply concerning, especially considering the apartment was handed over in a condition that clearly required both. Her approach added unnecessary tension to an already poorly managed process. At this stage, we chose to keep our communication with her concise and minimal, simply to preserve our sanity and avoid further frustration. Tenants deserve clear communication, respectful engagement, and a clean, well-maintained living space. Unfortunately, our experience with Melanie Ras did not meet these basic standards. Based on this experience, I would not recommend RYX Property Management as a partner for finding your next home.
