Been issues with admin since we moved in (rude, unresponsive). Maintenance has been horrible. They charge ******* fees to residents (about 40 households have moved out since June-July. Security is lovely.

I am profoundly disappointed with Reeflords' Royal Residenz development and the handling of an alarming incident involving my laptop, which was ****** during an unauthorized maintenance visit to my home. Unauthorized Maintenance Entry in My Absence: A maintenance team entered my residence without proper notification and while I was away. This blatant disregard for homeowner presence or consent is unacceptable and deeply unsettling. Violation of Privacy and Security: My sense of security was severely compromised. Despite assurances of privacy protection, Reeflords’ team acted carelessly, undermining the trust homeowners place in them. Lost Laptop, No Resolution: Amid the unauthorized entry, my laptop was ******. Rather than taking responsibility or offering fair compensation, Reeflords has effectively gone silent, “running around the bush,” avoiding accountability and refusing to resolve the matter. All they say is that i must prove that my laptop was in my own home. How ridiculos. Faulty CCTV, No Accountability: I requested camera footage showing entry and exit timestamps as evidence to share with the police, but Reeflords failed to provide it. They admitted their CCTV system isn’t functioning—and show little interest in fixing it. How can residents trust that security exists when even basic recording capabilities are neglected? Zero Compensation, Zero Follow through: To date, no apology, no compensation has been offered. No apology, no support, merely excuses and inertia from the developer.

Extremely impressed with the service from my Landlord Miss Anzonic Nicky Button. She was very helpful from when I started applying for an apartment till today for any queries that arise. I’ve been a resident at The Aura apartments for 2 years and I’ve never experience such homeliness in any other complex especially around Joburg. I highly recommend if you’re looking for a home away from home that’s also value for money with no compromise on style and convince.

I highly recommend if you’re looking for a home away from home that’s also value for money with no compromise on style and convince.

I would absolutely not recommend renting or buying from these people. It’s a Chinese company that just bulldozes their communist rule over tenants and owners. At first it looks upmarket and well maintained. However 8 months in to the lease we’ve just had endless issues. So far we have had change of estate manager twice without notice. The estate managers are sub par at their jobs. The complex has a central heat pump so you are at their mercy for hot water. We reported no hot water on Saturday and was told the plumber would be there on Monday. So 2 days and nights without hot water in winter. Also this after slapping on R1100 additional fees on the rent with a week to decide if we are moving out of we are not happy with it. So basically ******ion to the literal definition: pay or else. Trying to get a hold of their offices is literally impossible. The accounts lady is always in a meeting and only she can help nobody else. Save yourself the headache and money and find somewhere else to buy / rent. These people are ***** AF. I have also written a letter to TPN the credit bureau informing them of these antics, hopefully they will stop processing requests from this ******ion racquet and not penalise tenants who has been had by these people

I signed a fixed contract in February to continue living at one of their properties. We had an agreement that we both signed for the next twelve months. Two months into the lease, they change the terms and add levies for security, water "demand," and one more, which all amount to R1.1 K. What is even more f*cked up is that they tell us to decide within a week if we are taking up the change or not. If we do not, we should move out within a month. Not considering how difficult it is to find a good place is. They add these new terms in the middle of the month when people have set their budgets. Where do they think, in Cupcake's economy, do people get to just have extra money to spend on levies they do not even understand? All of this is not lawful, by the way, but they are taking advantage of us, especially knowing that the majority of the lessees are African people. They changed agents from a Black lady to a white man, who tried to charge me an extra R300 last year; when I emailed what it was for, he never responded. Only when I cc'ed customer care did he apologize and reverse the charge. If my contract says I must give them a month's notice when I want to cut the contract, why must they give me a month in this situation? How unfair is that? Making me sign a contract with omitted information?

I own a Reeflords property, and from my experience, it doesn’t seem like they do any research on the locations they build in. The workmanship of their properties is shocking, and they appear to prioritize profit over quality. Communication is poor—we hardly hear anything from our estate manager. Our complex feels neglected, as their main focus seems to be on building the property next door, which makes no sense. Based on this experience, I wouldn’t buy any of their properties.
