My experience with Louma, an agent representing Rose Eeds, has been nothing short of appalling. From the start, communication was poor, and it only worsened during the exit process of my lease at 3 Royal Mews, Muizenberg. Despite multiple attempts to arrange a joint exit inspection—as required by the Rental Housing Act—Louma failed to show up or respond to messages. She only visited the property after I had vacated, which legally forfeits the landlord’s right to claim damages from the deposit. To date, I have still not received any feedback or confirmation regarding my deposit refund. Louma has ignored my messages and only responds when it suits her. Most concerning of all, she stated—both in writing and via voice note—that my deposit would only be refunded once a new tenant is found. This is ******** and a clear violation of tenant rights. The entire process has been stressful, unprofessional, and costly. It feels as though every effort is made to delay or avoid refunding deposits, using excuses that disregard legal obligations. This kind of conduct is exactly why so many tenants feel unprotected and vulnerable. I strongly advise others to avoid dealing with this agent. My experience reflects a serious lack of professionalism, accountability, and respect for the law.

Never have I walked into a rental flat and been so appalled by the state of it as I was when I walked into this one. The saddest part is that it was my flat. The tenant had been living there for four years and in that time, my curtains were ripped to ribbons, the sofas were so disgustingly dirty that two sets of cleaners could not salvage it. The headboards were ruined, the washing machine door was broken and fixed with prattley putty and broken again, the shelves in the fridge and the tv remote were missing, the kitchen cupboard door was off and put to the side, the carpets were vile, pots and pans rusted through with gunk, ceiling yellow from smoking, the list go on I won't bore you. For years I paid the agent to look after my interests, under the impression that it was their job to do the occasional check in. Clearly this did not happen so what exactly was I paying for. I was told the old tenant paid a double deposit but it was not double, I was also told that I gave them permission to release the deposit which I most certainly never did. The deposit does not even nearly cover the damages. Be very careful in choosing them as your managing agent or be sure to only rent out your flat unfurnished because they did not look out for my best interests even though that was what I was paying them for.

If I could give this company 0 stars I would. The people in charge of rentals need to get it together asap. You can’t ask your clients to pick you up from the office to view a house that they’re interested in? Who does that? How unprofessional. And on top of that your conversation etiquette over the phone is horrible. “No, pick me up, sore foot” I wanted my mom to cancel then and there because how disrespectful is that? This agent can barely move, how is she doing house viewings?? And then when we get to the place you don’t have the keys? And we’re waiting for you to get in touch with the caretaker. Do not deal with them, save your TIME PLEASE. Definitely my mom and my worst experience with a real estate agent/office. (Fish Hoek)

Wild Ocean Self Catering has beautiful views and is spacious but definitely not the cleanest place. Our children were accused of damaging property and when notifying Rose Eedes Properties' agent that our kids were too small the blame was later passed onto the adults. (also accused us of having 5 kids there which was not the case) I sent pictures of the place which was filthy and was accused of further damage. No apology for the blood-stained cushion and dirty bedding or the previous occupants' hair products under the bed cabinet, just further accusations. I suggested that the house has a book on where to find everything as the gas canisters were empty and we had to look around to find a full canister. I was later advised there is a book but could not be told where to find this. We have visited many holiday homes before and have never encountered such bad treatment, the manner in which I was treated is beyond shocking. Upon further research into this place and Rose Eedes Properties, I saw there are numerous complaints. I would suggest that you research this place on multiple platforms including Bookin.com and hello peter to see similar concerns and observe the response from the agent. I would not want anyone else to go through this experience. To note - we had a good family stay, however, our concerns regarding filth of the place was disregarded (as Rose has done on her previous complaints) and we were rather blamed and accused of damaging property.

I would be very careful signing any lease as a tenant with this company. They see tenants as cash cows aand treat you as such only to try to extort one from any tiny clause they could concoct. Their lease agreement does not protect the tenant in any which way and will side with whichever side they could get a financial gain from. They do not serve as a fair mitigator between tenant and owner. It is ironic because their mission statement says something within the lines of "we believe what you give is what you get back". But their actions do not reflect this at all. I am buttered by my experience with them and will never recommend this company to anyone. Again, they try to extort any possible amount they can within a massive, clause laden agreement.

Unfortunately this person is only interested in money - resulted in me being put out of a home. She had lied about receipt of documents resulting in us being homeless. She is a snake in disguise and only out for her own gain.

I wish to lodge a complaint about Rose Eedes properties, i sent my notice on the 11th of March 2020 as i was moving to another province and due to my lease agreement i was suppose to get someone to take over my lease as it was only expiring end of July 2020. I advertised the room and found a potential tenant but they decided to inflate the rental and the person could not take the place because i advertised the room for the amount i signed for. The landlord is refusing to pay my 2 months deposit and now i am receiving letters from their lawyers claiming that i am owing them R10.400. I vacated the place in March and i have been communicating with Rose regarding my deposit ( landlord) and all these attempts were in vein. When i wanted to find out when is she paying my deposit she said i should write an email saying i am cancelling my lease due to the Corona Virus so that she can claim from the insurance. I refused to write the letter as my notice was sent before the lock down. Please help me to get my 2 months deposit from these people as i am currently at home without income.

Rose Eedes Properties are not only unprofessional - they are unashamedly so. We heard nothing from Rose Eedes Properties re our damage deposit after the lease terminated and therefore enquired about it a week or two after vacating the premises. It was disturbing that no communication from Rose Eedes re our damage deposit was forthcoming after the lease terminated. It was even more disturbing when it became clear that Rose Eedes Estate Agent had no intention of refunding what was owed to us and planned to deduct various "expenses" from the deposit without providing receipts, quotes or proof that we were responsible for her "expenses". Included in the initial deductions from the deposit was a bill for the replacement of lost keys. This bill had already been paid more than 12 months ago. Proof of payment was forwarded to Rose Eedes. No apology, no explanation as to why they charged us for an amount already paid. Also included in the deductions was a bill for certain repairs done during the lease period. At the time, our requests for a quote before Rose Eedes Properties commenced with repairs were flatly ignored. We were simply presented with a bill from their contractor - no receipts - which appeared ridiculously inflated to us. Our requests for clarification re this bill were ignored as well. Similarly, requests for proof of further "damage" to the property - which Rose Eedes herself discovered after we asked her to re-pay our damage deposit were flatly ignored. I quote in full from an email I received from Rose Eedes after a time-consuming and unpleasant e-mail exchange regarding the refund of our deposit: "I will be deducting the full amount that Juvanda charged and I will be charging R1000 for cleaning and fixing the door and curtain rail that was pulled off. If you want the balance of your deposit back send your banking details." No proof that we were responsible for damaging the door [we are not even sure what she is referring to], no proof that we were responsible for the curtain rail that fell of [we weren't, it was a useless installation that fell off every time the curtain was drawn] and no quotes for cleaning a 3x3m room which had apparently been unattended to since the termination of our lease. Once again, our repeated requests for clarification of the above fell on deaf ears. We still don't have a refund, we still don't have proof that we were responsible for the newly discovered damages and we still don't have receipts to prove what Rose Eedes' contractor spent on repairs done during the lease period. We quite frankly don't even know what he charges for labour per hour as the amounts on his bill for that item vary from R140 to R350 - with no ostensible logic behind the variation. Avoid Rose Eedes Properties at all costs. The way you do business with one person is in all likelihood the way you do business with all people and from my e-mail exchanges with them I gathered that they are not only unprofessional and incompetent - they are shamelessly so. I have had dealings with some excellent, competent estate agents who take pride in doing their jobs professionally. From my personal experience Rose Eedes Estate Agent does not fall into that category. Save yourself a lot of time and possibly a lot of money too and don't make use of their "services".
