Worse place ever We were left outside in the cold at at 1am.Karen wasn't even bothered on picking up the calls. Security couldn't let us in we wr left outside the entire night ad ladies and security guy who was driving didn't want to let us in.

We had a bit of a problem with our booking and the security guards there were so patient and helpful. They even let us leave our luggage and go to the mall for breakfast while trying to contact the owner of the place we had booked. Sibusiso majola and magwaza who were working on the south gate. I'm very grateful to them

This estate does not know what it is doing. The kids are out of hand. My wife was terrorized at one of the community centres by some teens when visiting family. The roads are a mess and inconsistent. There are no sidewalks or paved paths. There is STILL load shedding and water outages in the estate. What does my family pay for? The plots cost millions, but where does that money go? The place has not changed since they moved in 5 years ago. Are they just collecting money to see how much they can amass??

I recently stayed at Simbithi Eco-Estate and was extremely disappointed with my experience. While the estate is run well-enough, it does nothing to improve upon itself in any meaningful way. The facilities are outdated and in need of renovation, and the amenities are lackluster at best. The estate charges exorbitant prices for rentals and to buy, but it's nowhere near being the best in the country, despite claiming to strive for excellence. It's clear that the owners are more interested in making a profit than providing a top-notch experience for their guests. I would not recommend Simbithi to anyone looking for a luxurious and memorable stay. The whole area of Ballito is just as depressing as Simbithi.

I recently stayed at Simbithi Eco-Estate and was extremely disappointed with my experience. While the estate is run well-enough, it does nothing to improve upon itself in any meaningful way. The estate charges exorbitant prices for rentals and to buy, but it's nowhere near being the best in the country, despite claiming to strive for excellence. All that these ous do is throw parties and drink at the country club after a long day playing golf. They do not know the first thing about running an estate. It is pathetic. Simbithi is only going downhill as their infrastructure crumbles and continues to suck. Kids are unsafe because of all the bakkies and sh*t roaming the streets and blind spots. What is their answer to every f*cking thing? Speed humps. Jesus Christ!

It is an okay estate with lots of natural beauty, but I have seen prettier in less pretty areas. They do not do a good job of using the environement to shape a sort of scene. The estate, in many places, just looks overgorwn and abandoned. OH! The speed bumps are especially annoying tho... the speed limit is 40kph, but then you cannot go over the humps faster than 20kph without damaging your car which is exactly what has happened to me. I do not expect them to pay, but at least fix your roads so my car does not get into an accident while following YOUR speed limits. Also, the brick roads and sidewalks that they have are ugly and should be pave over. As I was entering the estate on Cussonia to go to my sister's house, I nearly had an accident because the bricks are so uneven and have not bee levelled or replaced in years.

Trashy, overpriced, and boring estate estate. There are not enough ammenities for residents and the infrastructure is lacking. They are always just tacking on small fixed to roads and potholes without ever repaving or replacing their ugly brick designs that are terrible for riding bikes on with my daughter. They give me a headache. I do not understand how some place so expensive to rent can be so underwhelming. Where does the money go???

I stayed during the holidays with some family who own a home here, and it was not very impressive. I was appalled that they make as much money (the HOA) and still My estate in JHB rarely tops the best estates in SA lists online, yet my estate is better run with its own utilities, more services for the residences, a better layout, and better infrastructure. The power constantly went off when there was load shedding, and the water was brown half the time. I have never stayed in such an expensive place that does not have generators or back-up supplies of electricity and water. My sister who lives there said that there is some type of plan to make the estate more self-sufficient but that it has been in the works for years now. It is a bit sad. I saw the other reviews, and I am ashamed to say that they are not inaccurate. Over the years, I have noticed the estate has failed to add anything new. TO add on to that, a lot of their new apartment and townhouse housing looks like RDP houses while being in the expensive golf part of the estate. I am shocked at the poor planning allowing mansions to be built next to RDP style condos. The other thing that I noticed is how dirty the roads are. They are not kept up well at all and look rough. There are dips in the road (the area is very hilly) that fill with mud and water when it rains, and then there are no sidewalks throughout most of the estate, too. It is quite disgusting in places.
