*********, unprofessional and Fristrating to deal with!
Very unprofessional staff with poor communication and no sense of ethics. Complaints are ignored, and issues such as constant noise in the corridors caused by other residents are never addressed. It’s basically the same as a student accommodation. I cancelled my lease a few months before its end date and was unfairly charged unreasonable cancellation fees, essentially the full rent amount times number of remaining months - despite the fact that a new tenant had already moved into my unit. The lease clearly states that once the unit is occupied, no cancellation fees apply. However, I was still forced to pay those fees along with other unjustified charges. This behavior goes directly against the terms of the lease and shows that the company prioritizes exploiting tenants for financial gain. I strongly advise against entering into any agreement with Solo Properties, as the experience is frustrating, *********, and deeply unprofessional. Unless you don’t mind dealing with frustration of course.

********* Practices and Poor Communication – Would Not Recommend
My experience with Solo Properties has been extremely disappointing. Throughout our tenancy and exit process, we encountered several issues that demonstrated a lack of transparency, poor communication, and questionable business practices. 1. Unfair Deposit Deductions – Despite thoroughly cleaning the property, including the carpets (which were still wet at the time of the exit inspection), we were later charged for carpet cleaning without being asked for proof beforehand. When questioned, the agency falsely claimed they were "waiting for proof," though this was never communicated to us. 2. Failure to Conduct a Proper Exit Inspection – The exit inspection was conducted without both tenants present, as my partner had to leave early due to work obligations. Issues that were later used to justify deductions were never raised during the inspection, violating the Rental Housing Act’s provisions regarding fair deposit claims. 3. Lack of Accountability and Avoidance – When challenged, the agency either ignored key points, changed their narrative, or failed to address our concerns directly. Even after multiple emails and providing clear evidence, they remained dismissive and unwilling to engage in a fair resolution process. 4. Misleading and Delayed Refund Process – We had to escalate our complaint to the Rental Housing Tribunal to get a portion of our deposit refunded. Instead of handling matters professionally, they attempted to justify delays and deductions with inconsistent explanations. We do not recommend Solo Properties to anyone looking for a fair and professional rental experience. If you do rent through them, be prepared to document everything meticulously and be aware of your rights as a tenant.

Not professional.
I found the agency unprofessional in terms of communication with clients. When the deal fell through, there was no response to my email and I just found a refund in my account without any communication. When I tried to call the agent to get clarity on certain things, they were not available all the time. I would not recommend them to anyone.

Unethical behaviour - Retaining full deposit as fee
Solo Properties recently assisted in finding a tenant for my property and it was verbally communicated to me that the fee for finding a tenant would be half of 1 month's rent. Once the deposit was paid into their account (which was a full month's rent), they held on to the full deposit, including the key deposit and did not pay a cent into my account. I did not receive any documentation to sign to agree on a full month's rent as the fee to Solo Properties hence there is no agreement to state that they would take a full month's rent as their fee. Other agencies were charging half of a month's rent as their fee. The way this company does business is unethical. Please do not use them. Solo Properties, please provide proof of any agreement between you and I on the fee to be charged.
