I paid 6 months upfront rental plus deposit, I never received a copy of the lease agreement. The house was so dirty when moved in, all defects I reported were never attended to. I moved out and the Agent by the name of Mpumi doesn't want to refund me R5500 deposit fee, she keeps on telling lies. What a pathetic service I have ever experienced.

I rented a house from Uniprop Real Estate in Witbank. I paid the required deposit .I moved out at the end of July.I requested for a refund of my deposit from the Uniprop agent named Mpumi.Instead of her refunding me she has too many excuses. I rented a house from Uniprop Real Estate in Witbank. As a solid paying client one would think You would have no issues at the end of your rental term - I have made a deposit of 6K and interest pushed it to 7K. "Out going inspection" was done and I agreed with the 1500 quote on the kitchen cupboard and 250 for cleaning (Bear in mind the place was not cleaned when I moved in) after serval emails I received a payment of 4K. I have requested a in depth Breakdown so I could understand better BUT I was only sent my previous months statement - very unprofessional.

They have rental agents doing ********* business and disrespectful code of conduct from talking about our ****ty furniture that doesn’t match the paint SHE chose. All the way down to racial slurs!!!! CANDICE DE SOUSA is her name. To make it worse, Uniprop manager Philip is doing zero about it aside from offering to take over our contract he admits to never have received, and the owner does not even know he has us as new tenants!!! Question… at what point do renters stop being abused? Also… if an owner is not aware of new tenants what is happening in terms of legality behind it all???

I am writing this email to express my disappointment in the services I have received from your organization and please accept this as a formal complaint. I have tried to call to speak to you but was told that you will not be “arguing with anyone over the phone” and this is according to your receptionist. I, however, did not call to argue but to get clarity as I feel that speaking over text messages has failed and that only verbal conversations will put an end to this back and forth. I was a tent and had been staying on your premises from 2015 to October 2023. Unfortunately, that agreement has come to a sudden end after my vehicle was ****** ON YOUR PREMISES. As far as I am concerned, as a tenant, and now I’m speaking in general terms, safety and security are the responsibility of the landlord, in this case YOU. You have failed to provide me with the necessary safety and security because how can an entire vehicle go missing from YOUR premises? I know that the crime rate is high in this country, and anyone can be a victim at any given time but when has a mere lock on a gate stopped *******? And during my whole ordeal, all you could provide me with is a “sorry”? Sorry won’t turn back the hands of time. What has your organization done to help me? Was this reported to the police on your end or were investigations conducted? To make it worse, due to my unfortunate incident, you still deducted money from my deposit. In this tough economy and how I experienced such a financial holdback, you still withheld a portion of my deposit? I feel as if your organization did not sympathize with me one bit. The Rental Housing Act states that the landlord offers tenants a property that is reasonably fit for the purpose that it was let out for and that it is also habitable. However, are they also responsible for providing security measures such as burglar bars, security gates, and alarms to their tenants? Was it wrong of me to assume that safety and security were your responsibility? Why did it take such a huge incident to happen for you to install alarms on the premises? After the installation of the alarm, why wasn’t everyone given access to the alarm besides two families? I would also like to know was the insert included. I have also asked the agent that I have been in contact with for a breakdown of how you have concluded the amount that I received as a deposit. I am still awaiting feedback on that. Why do I have to bring this up all the time? What about the water and electricity I have purchased that was not used? I acknowledge that I moved out before the day that I had set, but were you still expecting me to stay in a place where I did not feel safe? Why was I not informed that should I move out before that date stipulated, there would be a penalty? Please do understand the frustration this has put on me, emotionally and financially. I feel that I was not treated fairly, and ****** of both my car and deposit. Don’t use uniprop when renting, buying or selling. The agents sell dreams. I moved into this unit in July and the agent made promises to fix things and to date nothing has been done. When there are issues in the house, they do not reply to WhatsApp’s, emails and won’t even take your calls. But very quick to gloat that they help people with issues in the unit 24/7 and quick to demand rent. Very unprofessional and I doubt she is well versed on rental laws because the things she do contravene rentals laws.
