30 Jan 2023, 08:20I have dealt with Mr Arne Rhoode on 2 separate previous occasions. He is on the body corporate of Oak Lodge in Somerset West, a 5 storey building of residential flats.
We were contracted by the body corporate and the managing agent on 2 separate occasions to complete waterproofing and painting of the exterior building facing West and then East and North. Both were completed on time, on budget and minor snags which were sorted out immediately. All parties happy and final payment signed off and paid.
Following this completed work Mr Rhoode requested a quote for his private residence in Maccasar in Somerset West. 3 quotes were emailed late in 2021 and the first one was accepted which was to repair rising damp and seal the exterior wall facing the road. All re-plastering/painting was completed on time, on budget, client happy and paid.
Mr Rhoode called 1st week in January 2022 to accept the second quote which was the waterproofing, re-screeding of certain areas and painting of his 20m2 cement/concrete driveway and a deposit of R4000 was done via EFT. We commenced on 17th January 2022 as scheduled, and the following work schedule was laid out: (Mr Rhoode had full knowledge that I was being admitted to Medi-Clinic Vergelegen for a pre-authorized and booked surgery to repair an umbilical hernia on 21st January, but communicated that his work would be completed on 19th January 2022).
17th January - preparation work on all existing cracks and removal of loose/friable cement screed. The cracks and expansion joints were all sealed with industrial polyurethane joint sealer and all surfaces cleaned. The new screed was installed to a 5m2 area of the driveway and allowed to cure.
18th January - arrived back on site, completed a second and final clean up and applied 1st coat polyurethane primer to entire 20m2 driveway area. Allowed to cure for 2 hours so staff were sitting and waiting on site. After 2 hours, the first 10m2 recieved the first coat of industrial epoxy floor paint light grey. I returned mid afternoon with more epoxy product and the second coat was applied to the same 10m2 area which completed this half of the driveway area.
19th January - Weather conditions changed early morning with a 80% chance of rain which was then also predicted for 20th January. so we could not be on site to complete.This was communicated fully to Mr Rhoode......I have no control over the weather!!!
Surgery completed and I was back at home to recover for 2 weeks......Mr Rhoode was advised of the time period before i was back at work. However 10 days later I was rushed into Medi-clinic emergency with respiratory issues. Was admitted under the care of a specialist physician and diagnosed with acute bronchial pneumonia.......Communication was sent from my cell phone to Mr Rhoode.
Following 10 days in Medi-Clinic and a further 3 weeks at home having physio and recovery it was the beginning of March 2022, proceeded to contact Mr Rhoode to complete the last 10% of the quoted work. He was not happy, sent Whatsapp messages to say he would get someone else to complete and would not allow me back on site.
Following a life threatening session with acute Pneumonia and communicating this to Mr Rhoode, I would expect some sort of understanding. However he assumed a non understanding approach, wrote his bad review on HelloPeter and after contacting him to resolve his issue and to complete the work which would have taken 4 hours, he then completely ignored me.
As a respected supplier, contractor and community member in Somerset West, I cannot fix a small issue with a client who has no understanding of the processes of waterproofing, no understanding of medical emergencies and is not prepared to let me finish the work knowing full well what the situation was.
I would not recommend any contractor to quote or commence with any work for Mr Rhoode. I find his attitude complete unacceptable.
