While the rent might seem affordable, do yourself a favour and stay far away from this disaster of a complex — which doesn't even have a proper name. Civbuild Projects clearly couldn’t be bothered; they slapped the street address onto it and called it a day. That tells you everything you need to know about how little they care. First, electricity, water and gas tariffs are outrageously high due to third-party costs. We’re paying nearly R5 per kWh — miles above the R3.60 municipal average — and they apply the same ******ionate prepaid system to gas and water too. Second, there’s no caretaker, no manager, no one actually on site to help. If something breaks (and it will), your only option is a dead-end WhatsApp group or trying to get a response from someone at Civbuild — good luck with that. It took an entire year just to get a broken roof fan fixed in our unit. Third, cable theft is common in the area, but Civbuild’s response is pure negligence. When the power goes out — often for 30 hours or more — they don't even bother to communicate properly. Expect a lazy message (usually a screenshot you could have found yourself) hours after the outage began. The most recent event - which is the final straw for us - is a cable theft incident that occurred at 4am on 27 April 2025. We got a message from Civbuild at around 12h00. A short while after that, power was restored at all surrounding suburbs plus the garage, except at 627@ boulevard. As of 16h00 on 28 April, we’re still without power, now 35 hours and counting, with the fault lying in the complex's electricity distribution centre/box. No real update. No urgency. No accountability. Just radio silence. It’s obvious this place isn’t one of Civbuild’s moneymakers, but that doesn’t excuse the total neglect. As a tenant, you feel exploited, abandoned, and always left in the dark — literally and figuratively. The fact that this place doesn’t even have a proper name, a Facebook page, or a website says everything you need to know about the total lack of thought or pretence of care here.
