On November 16 2025 We went to view a property with agent Edith Mkoka we then did the application and send Edith all our documentation. On Monday 24 November 2025 at 13:30 we received an email to say we were declined but at 15:58 on November 24 we received a message from Debbie Van Vaught the manager stating that they re looked and the landlord reconsidered our application and that we were approved and since then they were communicating with us and we paid the full amount of R27300 into the account given to us we paid it on 12 December 2025 at 08:56 and we were supposed to move in on 13 December 2025 but by 15:00 on 12 December 2025 when we were about to collect the keys the Debbie person no longer answered any of our calls and Edith said we were still declined and she has no idea what happened but she also confirmed that the spoke the the person that posed as Debbie but she claimed to know nothing the agency was not helpful towards this **** that happened and we lost the money we did go to the bank to report the transaction as ***** but we had not yet gotten any feedback the police has an open investigation but also no feedback yet Zaprop says they are not involved but the only person whom had all our details was Edith Mkoka from the agency and she admitted that she was in contact with the ****mer if there might be any lawyer out there that can please help us get justice and our money back we would appreciate it

We had an absolutely shocking experience with Anesce claims to be highly knowledgeable in real estate. From the start, she displayed a dismissive and unprofessional attitude, with no regard for client concerns. We received written approval for a property, only to be told over the phone that we were suddenly disapproved—a practice that is not only ********* but potentially *******. We requested our credit scores to better understand the situation, as my husband is off debt review, yet no evidence or explanation was provided. To date, no money has been refunded. Even when we offered a solution—asking if my mother-in-law could apply on our behalf—she flatly refused, showing zero flexibility or concern for our situation. Meanwhile, she continued advertising the property despite promising to secure it for us, and when confronted, her claims of removing the listing never materialized. Client satisfaction is clearly not a priority. We were expected to move in with a young child after 5pm on the 31st, despite South African rental law and standard practice stating that tenants should be allowed to move in by 12:00 PM (noon) on the last day of the lease (source). When we pointed this out, she accused us of “threatening” her. In short, this experience was unprofessional, dismissive, and *********. We strongly advise prospective tenants to be extremely cautious

I am writing to formally raise a serious concern regarding the ongoing unprofessional conduct of your agent, Jeremiah, in connection with the unit at Village Green, Ridgeway. Weeks ago, my partner attempted to engage with Jeremiah regarding this same unit and was completely ignored. Now, I’m experiencing the exact same treatment — ignored messages, delays, and dismissiveness. After finally getting a response, Jeremiah insisted on sending documentation before even allowing a simple viewing, which is entirely unreasonable and unhelpful. When I requested a basic viewing appointment, there was no further response for days. I then asked for his email address, only to receive an email from info@zqprop, when the company name appears to be ZA Prop. This inconsistency is alarming and casts doubt on the legitimacy and professionalism of the communication. What’s worse is that I then received a phone call from Jeremiah telling me to take my business elsewhere. This behavior is not only disrespectful, but completely unacceptable from anyone representing a real estate agency. I want it on record that the level of service from Jeremiah has been consistently poor, evasive, and unprofessional — both towards me and my partner. I would appreciate a formal response from someone in a position of responsibility.

What an awful experience with Michael Venter for ZA Properties. So rude and arrogant. He Knew prior to letting us view my credit score was low and I was going to pay for a year upfront. I paid the R300 they request before application. Michael Venter said we won't qualify but will speak to the owner as we are paying the rental amount for a year in advance. Knowing full well we wont qualify but promised to speak to owner, which of course he said he cant after been declined. False hope and pretences. Are times so tough for him he needs to take R300 and lie to clients. Extremely unprofessional, I landed up swearing at him, for speaking to me like he did. Then his whatsapp message said they reason we didn't get it is because my son has 2 judgements against him and in the credit report, he sent it was not true, on all the credit Barua's, so he **** in writing and according to the office "he made a mistake". This agent straight out **** about everything. I will be reporting this behavior. I have asked Debbie (that is Michaels boss) for a refund of R300 as he knew full well, we did not qualify, and I sent the whatsapp from Michael Venter lying about the judgements.

Dear John Berry, I hope this email finds you in good spirit. I wanted to take a moment to extend my sincere appreciation for the outstanding service you provided during the sale of my property. Your dedication, expertise, and attention to detail truly set you apart from all the rest. Your insightful market analysis and strategic marketing approach not only attracted a wide range of potential buyers but also resulted in a sale that exceeded my expectations. I was particularly impressed by your responsiveness and willingness to address all my questions and concerns, making me feel supported every step of the way. Your professionalism and commitment to your clients are commendable, and I feel fortunate to have had you as my selling agent. Thank you once again for your hard work and for making this experience so positive and keeping my mind at ease. I will not hesitate to recommend you to friends and family in the future. To you it was not about the financial gain or just making a quick buck, it was also about the emotional well being of me as your Seller which is a trait that few people possess and because of this, you will be opening big doors in your career. Keep up the excellent poise that you carry as an outstanding agent for ZA Prop! Wishing you continued success in your career!
