Do not recommend Acutts (Alet & Gary Phillips, Western Seaboard branch). They are withholding my deposit despite: • Issuing a formal zero balance statement. • Skipping the mandatory joint exit inspection, which legally deems the property in good condition. • Attempting to charge an estimated R10,000 for cleaning, repaint, and repairs. This matter is currently with LegalWise, PPRA, and the Rental Housing Tribunal. Tenants, beware.

Do not recommend Acutts (Alet & Gary Phillips, Western Seaboard branch). Candice Martin from Acutts Property Management had been a nightmare to deal With , her lack of empathy regarding my property being flooded has shown me that Acutts have really gone to the dogs , She was cold on the phone when I contacted her regarding my property claim , Things no one should experience when in distress. I can tell that she is still sour on the fact that the CSOS case didn’t go thier way , when they were found wanting on thier incompetence regarding The billing on my levy statement .

This is a property managing agent at KEYWEST made a contract with the building however upon wanting to 'expand their business' without proper channels they use they building money to pay a security guard to police the main street (Sandown Road). They ignored my warning e-mails on the issue a 2yrs ago. Now the building is in debt, they raised a special levy R1000 for 3months which was disputed, increased a levy by 12% now they want more money. April 2023, employees & contractors were paid double. Some moneys were recovered but some were not. When enquired about this in a meeting. The custodian of our finances claimed no knowledge of the matter, luckily the chairlady & Other people knew of this and jumped into the conversation - nothing was done to attempt to recover or repay those monies. Some invoices were never accounted for unpo enquiry. One vote per unit, however these people appointed husband & wife as trustees both in 2023 & 2024 even after being told not to such. The building need 7 independent votes so when appointing a husband and wife what is this guy thinking? Two trustees resigned already but they refuse to have another meeting. Acutts culture is certainly inhumane.

Acutts Property Management (Durban) has no regard for home owners in the complexes they manage. I have a lodged a complaint about the sewage from my neighbour that ended up in my flat (incident date 8 Jan 2024) in the complex they manage in Kingsburgh. I even escalated the matter to head office (Midrand) for Durban office to attend to my matter. Its the end of Feb 2024 and my matter hasn’t been resolved. They went quiet.

Good Morning, I would like to share my experience with Accuts Midrand... We rented an apartment 100 Terrence View Estates in Noordwyk which we signed a 1 year lease unfortunately due to family responsibilities we had no choice to move to Durban... Firstly when we viewed the place we noticed ****roach's which the agent advised that this house will be fumigated by the time we move in. This wasn't done and this house is infested and they don't give a dam about your property... We moved out gave them 1 months notice and accommodated them to get people to view the house. Accuts are charging us half of my deposit because they can't find a tenant which is ridiculous, this money was going to help our families. We also had to pay R800 to my removal company for standing due Accuts negligence for not sharing a moving out the estate document. We had to get professional exterminator to sort our stuff which cost R1750. They also charged us R500 for an oven try which we packed by mistake I would send to back to JHB for R150 I advise the people in Midrand and surrounding areas don't use Accuts as they will lie and ***** from you. Please don't rent out 100 Terrence View you will regret it. Service is pathetic, agent's can't even speak proper English, don't know how they got a job, don't reply to your emails or calls. They only do this to get you in after that... It's bye bye... Accuts stop robbing hard working people... The owner Jade has got a clur basic rules and laws she forgets for example meant to inform tenants 2months prior or contract ending of such. She constantly tells tenants she is to busy and has other customers to worry about. He is as useful as having and **** on her elbow.

What a joke. I used them as leasing agents for a property in Himeville, luckily for only 4 months. DON'T EVER USE THEM - do it at your own frustration. Mia Acutt and Nicole van Munster do not know the meaning of the concept "client service" nor have they ever heard of "attention to detail". I paid for something that I did myself - and then they are shocked that I expected service - for which I paid for. I had to check every invoice - as there were errors on every single invoice. They never checked the contract and again, I had to remind them to invoice for services that they were never aware of. If I didn't remind them, nothing would have happened. I had to send emails and reminders on the emails to correct errors. I had to send reminders and reminders on reminders to action what they were supposed to be doing - AND what I had to pay a service fee for. Word of advice - rather do it yourself - they are beyond useless OR, be prepared to pay for services rendered and still do it yourself.
