AMS HAVEN is the worst accommodation to stay at. They unfairly deduct large amounts from tenants’ deposits. I stayed there for a year on a 6-month lease. When it was time to renew, I requested a 12-month lease because of the constant rental increases. However, during that same week—before signing the new lease—I submitted my one-month notice to move out. During my exit inspection, the caretaker, Hennie, commented that the unit was in good condition and that it looked like I hadn’t stayed there long. To my shock, I later received an email stating that I would only receive R570 out of my R7,900 deposit. The deductions were allegedly for cleaning fees, repainting, and an early termination penalty. I had thoroughly cleaned the unit before moving out and was even still cleaning during the inspection. Ironically, when I first moved in, the unit had not been properly cleaned, and the windows are never cleaned—yet they still charge tenants excessive cleaning fees. I understand that the security guard, Wisdom, usually cleans units before new tenants move in, but it seems unfair that such large amounts are deducted from deposits for this. The R7,900 deposit included a meter deposit, which according to the lease agreement is refundable. I do not understand why this amount was also withheld. I had seen previous reviews about tenants not receiving their full deposits, but now I can confirm this from my own experience. No matter how desperate you are for accommodation, I would strongly advise against moving here. The rental prices do not match the quality, and the rent keeps increasing along with very expensive electricity charges.

The worst experience ever the lady I was dealing with Bianca Oosthuizen the most coldest not approachable individual I have ever come across. She never responded to emails nor did she bother to tell me the unit was taken I had to see through property 24 that the unit I wanted was no longer listed .My current place had been acquired by a new land lord and needed their numbers and I had told her this but she didn’t have any sense of empathy at all. Ferndale village is a beautiful place but the land lord is the worst. I don’t know if she is ****** or that is just how she treats people of colour but ja no the worst encounter I have ever experienced looking for a new place to stay!!

Ferndale Village Apartments DO NOT WASTE YOUR TIME AND RENT HERE!!! The place is nice and that's about it. Charmaine is rude and condescending as hell and just makes up rules whenever she feels like it. Fortunately, she is not doing us a favour by staying here and we will be moving out asap. They will also try to **** you of your deposit so be very careful of them.

Ferndale Village Apartments DO NOT WASTE YOUR TIME AND RENT HERE!!! The place is nice and that's about it. Charmaine is rude and condescending as hell and just makes up rules whenever she feels like it. Fortunately, she is not doing us a favour by staying here and we will be moving out asap. They will also try to **** you of your deposit so be very careful of them.

This is the worst estate agency to ever exist. I was looking for a place to stay and found them in Property 24, I called and was answered by a rude lady. When I commented on how she was she said you don’t seem interested and that was that. Such a ****** bunch. DO NOT USE THEM!!!!

Below is the response I received from the landlord of 362 Main Avenue, Ferndale Village for complaining about not getting communications regarding power outages we have been experiencing almost every week, where power goes off for mora than 3 consecutives days, only for this complex, the neighboring buildings don't have the same problem. Good morning, It was a BULK e-mail that was send to ALL tenants. But is the shoe fits ….. You may submit your cancellation of lease today as your 1 months’ notice to move out 31 August 2023 @ 12h00. Just an interesting fact for your special attention …… ALL MY TENANTS ARE BLACK and we get along just fine, so keep your race card to yourself. And while we at it will you please contact SA Weather Services and ask them to change the weather as it too cold today.
