Aragon Properties refusing to refund deposit and lease money

Annette Burn from Aragon Properties took a deposit and one month's rental from me and subsequently the property lease was cancelled before I could move in. It has been two months and she hasn't refunded me. Yesterday she responded saying I must proceed with legal proceedings. Don't use this agent for your property.
