Very bad service. I reached out to enquire about their available units , I reached out to one of the agents (Patrick) who sent me to talk to Thabiso. Thabiso ignored my message as if I reached out asking to live for free , you'd swear all the units are full the way I was being ignored. The building looks beautiful but the agent I got gave me bad service therefore I wouldn't recommend.

I started staying in the apartment 209 Smit street Braamfontein in 2023 to date. And their service is very bad. Management just want to see payment on the exact date a agreed and if you don't pay they immediately switch off electricity until you pay no matter the reason of none payment. This mix students and working classes at same floors. As much as working class need to sleep, students keeps making noise the whole night and day. When a tenant report faults they take forever to fix even small things as light bulbs. They are the worse service providers when you need accommodation in Johannesburg.

I started staying in the apartment 209 Smit street Braamfontein in 2023 to date. And their service is very bad. Management just want to see payment on the exact date a agreed and if you don't pay they immediately switch off electricity until you pay no matter the reason of none payment. This mix students and working classes at same floors. As much as working class need to sleep, students keeps making noise the whole night and day. When a tenant report faults they take forever to fix even small things as light bulbs. They are the worse service providers when you need accommodation in Johannesburg.

I have been staying here for over a year and I really love the view and the people(more especially Thabiso) But: 1. Lifts- there is a generator but it breaks down daily, or runs out of fuel for ages, or they make up some excuse to not switch it on. And oh, if there is no electricity at 2pm, they won’t switch on the lift. I had a medical incident one Saturday at 3pm and there was no electricity but nobody cared. I had to get a friend to bring an asthma pump using steps, I nearly died!!!! And nobody cared! 2. Water- When there is no electricity, there is no water. And also, during winter there is no hot water because the building uses electric pumps and not generators. Another one, the water bill is tempered with and it’s so lousy because it’s obvious I’m in a 2 bedroom apartment and I paid R9400 one month and I didn’t understand how my rent went for R7900 to R9400 without changing any pattern or no explanation on price hikes. 3. False advertising: the R6500 is false, I end up paying R8600 after water and I pay for Parking so that’s R9000!!!! And it’s definitely not worth the price because it’s literally a slum of a building. 4. WiFi: their WiFi never works. 5. Noise!!! At 3 am people will be partying and making noise and nobody can help with this. 6. Theft!!! They told me we had cameras when I moved in but when they stole from me, suddenly they didn’t have cameras. I found out that they **** about a lot just to make me sign the lease. I regret it because I did my viewing like 3 times just to make sure and they were so annoyed at me for being thorough and now I know why. I’m not happy with this building and I don’t know anyone who stays here and doesn’t regret the decision, if you are trying to decide on where to go stay, don’t choose BraamGate. Might I suggest you check some affordable 5 star student accommodations at Urban Circle or even South Point, even South Point, a government run accommodation is better than this, I promise you. And if you are working, you have more options, keep searching. You are welcome.

I've been staying at Braamfontein Gate for a while now, and I must say, my experience has been far from satisfactory. The maintenance issues are simply unacceptable. I had to endure a four-month wait for my oven to be repaired, and a two-month wait for a simple sink blockage to be fixed. The toilet doesn't flush properly, and despite reporting it, nothing has been done. It's clear that maintenance is not a priority here. The lifts are constantly breaking down, causing inconvenience and delays. The building manager, Patrick, has shown little concern for these ongoing problems. He's proven to be dishonest and unreliable, making it difficult to trust him with any concerns. One of the most frustrating aspects has been the non-functional goods lift. For over a year, it's been out of service, leaving residents with no option but to pay extra for moving services or struggle with large items up the stairs. Additionally, the entranceways have been cluttered with abandoned furniture, creating an unwelcoming environment. The sliding doors in my unit have been a constant issue, letting in water during rain and allowing cold air to seep in. Despite my repeated complaints and suggestions for resealing them, no action has been taken. Furthermore, I strongly recommend that a detailed walk-through of the entire building is conducted by management to understand the daily challenges residents face. It's evident that these concerns are not being effectively communicated to the head office, as issues continue to persist despite reported resolutions. Additionally, the installation of cameras in the corridors is crucial to deter theft and vandalism. This would not only provide a sense of security but also ensure that those responsible can be tracked and held accountable. Many residents, me included, have expressed interest in transferring to other units, only to be overlooked by building management. It's disheartening to see that their priorities lie in securing new applicants for referral fees, rather than tending to the needs and concerns of current residents. Furthermore, I've referred people to the building on two occasions and have yet to receive the commission I am due. It's also worth noting that the corridors appear to have gone without a fresh coat of paint for what seems like years. The lighting in the gym and studying area is subpar, making it difficult to use these facilities effectively. Despite bringing this up with Patrick, no action has been taken. On a positive note, I've noticed Thabiso, the new building manager, showing more dedication and willingness to address issues. However, it's disheartening that one person seems to be carrying the weight of the entire management team. Lastly, the non-functional TV in the gym adds to the list of disappointments. It's clear that the maintenance and overall resident experience need serious improvement. These concerns are not mine alone but it’s something that many if not all residents have been experiencing. Please may you hear these cries and take action what we are being subjected to is not fair.

It's a pity that what could have been considered a cool place to live for working class people is turning into a student accommodation. More and more students are moving into Braamfontein Gate who love to party and have no consideration for their neighbour's. It's difficult to find peace after a long day at work, yet alone sleep at night. If you value your peace, I wouldn't recommend living here. Management are not adequately addressing this continuous issue which makes living here very unpleasant.

It's a pity that what could have been considered a cool place to live for working class people is turning into a student accommodation. More and more students are moving into Braamfontein Gate who love to party and have no consideration for their neighbour's. It's difficult to find peace after a long day at work, yet alone sleep at night. If you value your peace, I wouldn't recommend living here. Management are not adequately addressing this continuous issue which makes living here very unpleasant.

There’s hardly any hot water here. Maintenance is poor and building managers don’t take us seriously anymore . We’ve complained about the lack of hot water repeatedly and guess what ... we still have to pay for the hot water at the end of the month. We pay For hot water we never had and never used. If you do not pay for the hot water you never used they will turn off your electricity. It’s a mess!

There’s hardly any hot water here. Maintenance is poor and building managers don’t take us seriously anymore . We’ve complained about the lack of hot water repeatedly and guess what ... we still have to pay for the hot water at the end of the month. We pay For hot water we never had and never used. If you do not pay for the hot water you never used they will turn off your electricity. It’s a mess!
