Pity there is no option for negative stars! When the sectional unit was sold and transfer took place, it took Eagle Blue 4.5 months to refund the levies that were advanced as required. Not only did it take that long, and multiple calls and emails, the refund received was a lot less than was expected. Multiple emails have been sent requesting a breakdown of how they arrived at the lower amount and they just don't respond. Please be aware before you purchase a sectional title unit that is managed by Eagle Blue.

Do not rent or buy a property managed by Eagle Blue Property Management. I understand fines should be issued but they charge exorbitant fines, ie. R2500.00 for parking in a visitors parking for a few minutes. (I would have happily paid R200 or even R500 for the fine, it was after all my fault). Then they have no compassion and refuse to any affordable payment plans to any outstanding levy fees in arrears accumulated during shutdown or unable to work for a while due to falling ill circumstances. They are extremely ruthless by sending the sheriff of the court for the full amount outstanding, with all exorbitant legal costs at your expense as agreed in the fine print signed in your contract. For just one year my property was managed by this company, I have paid over R30k just in legal fees all because this was agreed in the fine print of my contract. Stay away from Eagle Blue, they are ruthless, they are completely non-negotiable, they actually take pleasure in your misfortune! No compassion whatsoever.

Eagle Blue Property Management assists trustee members of St. Annes Body Corporate's to send out illegal letters to owners threatening to reduce power supply to their units due to outstanding levies. If the body corporate unlawfully locks out a tenant or shuts off the utilities to the unit, the trustees shall be guilty of an offence and liable on conviction to a fine or imprisonment not exceeding 2 years or to both such fine and imprisonment (in terms of Section 16 of The Rental Housing Act). It is similarly an offence in terms of Section 27(3) of The Electricity Act to cut off, damage or interfere with any apparatus for generating, transmitting or supplying electricity. When an owner has been making an effort to make payment towards the arrear levies and trustee members have not objected/disputed the arrangement, how can they still interfere with electricity supply. At the end of the day arrear levies does not make you a criminal and yet there are companies such as Eagle Blue Property Management that should guide the Body Corporate and advise them accordingly instead of assisting them with illegal action. Taking the Law into your own hands are illegal to both the Managing Agent as well as the Body Corporate. Shocking to say the lease that Eagle Blue Property Management sent out an email to the owner confirming that they will not interfere with the power supply, yet it still gets cut off.
