I want to warn anyone thinking about renting at Eden Sandton through Synium Property Group: proceed with extreme caution. Despite being a good tenant, taking great care of the property, and meeting every obligation under my lease, I have been met with unfair treatment when it comes to getting my deposit back. When I moved out, instead of a fair and transparent process, my deposit has been withheld without justification. Emails to Angela from Synium Property Group have gone unanswered, leaving me ignored and forced to chase after what is legally and rightfully mine. This is not just unprofessional, it is exploitative. Tenants deserve respect and fair treatment. From my experience, you should expect to jump through endless hoops if you ever want your deposit back. If you are considering Eden Sandton or working with Synium Property Group, think very carefully. Signing a lease here puts you at serious risk of losing your deposit no matter how well you care for the property

Living at Eden Sandton has been a deeply disappointing experience. The complex is in a constant state of decline, with mould on the walls posing serious health risks, peeling paint, and generally unhygienic conditions. Despite repeated reports, the body corporate shows no concern or urgency in addressing these issues. To make matters worse, electricity costs are inexplicably high, R1000 worth of prepaid electricity barely lasts four days for a single occupant who mainly uses electricity for lights. There’s always issues with the gate, posing significant security issues and compromising the safety of tenants. I would not recommend this place to anyone.

Living at Eden Sandton has been a deeply disappointing experience. I stayed here for 2 years. It’s a terrible complex, terribly managed. The managing agent for my unit is Synium Property Group and Jade Africa. I moved out and Marelize Junium, the agent, is threatening me with their lawyers for requesting my deposit refund. They are using their legal muscle to stop me from getting my money back.

This complex does not work-I recently moved into this complex-apart from the noise levels you feel like you living in arecreation centre-the sreaming-and kids crying-wow its a lot but most importantly Ryans Reality is marketing this building-the units are not finished-if I knew this I would have not moved in-when Asked they have no etr-all I get is the developer-the owner for the apartment is quiet.this building derseves no stars-and then Ryan Reality says they know nothing about the building not being finished-but they continue with the viewings-and here I am with no fibre and nothing working in the apartment-I am so upset and no anwers-it may never get done.

I will need others to help me in instituting a class action against this developer for not paying its debts to previous tenants. No one should get away with treating people so poorly

We were the first occupants in the unit I stayed in. There were so many issues that I encountered from the time we moved in. 1. Geyser was not working for like the first week of moving in. 2. The geyser kept having issues and needed major replacements. 3. Lights used trip the electricity main switch and the maintenance guys say it’s a normal occurrence. 4. The paint used on the outside walls was substandard and some patches on the wall are bare with the paint watered down by rain. There is no intention to repaint. 5. Water pressure was so low. 6. The shower heads were not it. Had to go buy my own. 7. The main door had issues of jamming. Maintenance guys came in so many times to fix. 8. The electrical and water billing system is not trustworthy if you do not monitor carefully you will be incorrectly billed. 9. The flushing system on both toilets had issues and had to be replaced. 10. The estate agent over promised and the standard was way below the promise. 11. The kitchen has no curtain rail and you are exposed to neighbours because you do not have an option to put a curtain. Would not recommend another person to come here

this complex is pathetic its like a township in thr heart of sandton rivonia.people r rude neighbours swear and throw bottles security is useless estate managers r even more useless its ridden with drug dealers habe 8 or 9 people staying in a obe bedroom no peace no sleep they all just scream units r done so poorly light switches leak can u beat that health hazard pathetic moist n moss danger to lungs pls dont ever move there
