House settlement

My husband and i are currently selling our house, we bought the house 4 years ago, and we are financed by hip ( housing investment partners) we just put a 3months notice to sell the house and the settlement amount is R644 000, the cost of the house when we got it was R525 000, but only got financed R514 000. But my problem is i don't understand y the settlement of the house it's higher than what we bought the house for. What exactly where we paying for for four years. For us it's just doesn't make sense. Please advise and more knowledge on how this calculations were done. Your assistance will be highly appreciated. Thank you!
