Settlement

My ex fiancé and I are currently selling our house due to the fact we are no longer together and he is not contributing a cent on the bond since, which makes me struggled and depressed, so I asked for the settlement at Housing Investment Partners which came as a shock to me as the settlement amount is R836 000, the cost of the house when we bought it was R670 000, but only got financed R650 000. But my problem is I don't understand why the settlement of the house it's higher than what we bought the house for. What exactly I was paying for six years. For me it's just doesn't make sense.

Please advise and more knowledge on how this calculations were done as I have already paid +-500 000.
