Wish you could rate them with no stars. This complex is the worst managed I have ever came across. They don't do maintenance when it is reported, drains are blocked and pushes everything up to second floor into your bath and basin, will not even mention the smell. Due to them not paying the municipal accounts and being in arrears, we sit without electricity. It is prepaid and now because of the arrears all the money payed for electricity tokens are used to pay of arrears, you don't get a token. Meaning you don't have electricity although you paid your rent and levies, they now take your electricity money as well. With COVID and being in the 3rd wave most company's let people work from home. So now what?? Because of your miss management of the Complex we can not work from home, fridge is off, can not prepare food. Phone their office with the problem and you are told they are on lunch and will have a look later. I wish someone can get a health inspector to visit the complex. They will have a field day. Also a electrician as the light in the lounge has twice caught light, lucky we were home. The flat could have burned down, this is a danger for everyone around. It was reported and absolutely nothing has been done about it, they don't even have a look at it. Really don't know how they get away with this!!

I stayed at Jackalberry Close complex U274 2nd floor in Boksburg one of the Ihspm properties. Had a geyser that burst almost had the whole kitchen living room ceiling falling on my family?. Reported that they took a good 2 months to fixed, during the fixing process I found out my ceiling has three geysers, which are for other room/units below my flat. Soon after that incident, another geyser or water pipe bust again on my ceiling, this was now on the main bedroom. The ceiling was completely wet, posing as safety hazard to my family and creating that living discomfort. I asked to be transferred into another Room/unit that request was never grated this all occurred mid-month I then told them that I shall be vacating the flat the same month end as this incident was a safety hazard, come month end I was then hit with a R14 000 INVOICE. The R14 000 was for not putting 1-month notification clearly they wanted me to continue to stay on place where the ceiling could fall at any time (R5650) and R8350 was for the maintenance they did after I vacated the flat which included fixing of the same ceiling which was falling over me. Sent millions of mails protesting the bill not there not been any luck with this **** agent nxa. I would not advise anyone not to come anywhere close to Ihspm they are crooks.

Don't sign up to rent a flat from the above complex. Reasons are as follows: 1. Poor management - keys for sliding doors not provided to create business opportunity for caretaker to sell keys and locks. 2. Highly unethical and unprofessional. IHS (agents) abuse power to vary credit bureaux info of tenants. The lowly caretaker working at the complex will even threaten you about your credit record as a tenant there. 3. Their "no deposit" promotion is a scam. They fool people into signing a rental agreement that states that they will owe R5600 (a month's rent) to IHS if they move out within 12 months, even if they give proper notice of 1 month. Because I'm a lawyer, I spotted this very quickly and told them I do not agree to this clause, I suspect however that I might be one of only a few tenants who saw this. 4. Customer service is rock bottom poor, the agents and caretaker actually don't know that tenants are customers! As I've said, I'm a lawyer but took a wrong turn when I unwittingly found myself renting a flat operated by crooks. If you can avoid it, save yourself from a headache of constantly having to fight to be treated with respect and good customer service. The complex employs a caretaker/handyman called Jean-Pierre Labuschagne. He thinks his job is to boss around, bully and threaten tenants of the complex. This despicable character has a corrupt relationship with Dayne Williams, a manager of IHS Property Management, the main agency in charge of rentals at Jackalberry Close. Whenever Jean-Pierre pulls his dodgy stunts, Dayne defends him to the ends of the earth. Both characters, while being male, come from a certain demographic that holds black professionals in contempt. In their tiny minds they think educated blacks living at Jackalberry Close want to fleeced of their hard-earned money by them. I have now resorted to reporting them to the Rental Housing Tribunal. Even there I was stone-walled by an official working at the Boksburg municipal office, who also happens to be male and emanates from the same demographic as Jean-Pierre and Dayne Williams. For current tenants of Jackaberry Close who need to report/lodge complaints to the Tribunal I would strongly suggest that you rather report them at the Alberton civic centre, 9th floor. In February 2018 I came into contact with IHS agents because I was interested in renting a unit they advertised in Candlewood Crescent. I would not recommend it even to my worst enemy to rent from this agency - they're racist, uncouth, disrespectful, unashamed crooks. Read all the reviews about them here on Hello Peter by searching "IHS Property Management". They have an extremely low rating of 0.9 out of 10 because of how dodgy they are. Before moving in I searched the internet for reviews but using "Jackalberry Close" I never saw the hundreds of bad reviews of IHS, because the search results don't show when you use the complex name. Please do yourself a favour and NOT RENT ANY OF THEIR PROPERTIES!
