If you have kids, I would not recommend staying at Kikuyu. They claim to be a family-friendly estate, but that’s far from the truth. We were fined simply because our children’s toys were left in the garden ,something that should be completely normal for a family home.

Despite multiple visits to the Estate Manager's office, I am still unable to access the estate. I was added by my landlord on March 31, 2025, and I promptly visited the Estate Manager's office that same day to ensure my onboarding process was completed. Since then, I have visited the office over six times, but rather than receiving assistance, I have been repeatedly instructed to take pictures for the app. I have uploaded these pictures on three separate occasions, yet there has been no progress in resolving the issue. Kemmone Mochai, Laurine, and Mpho have all been unable to assist me with this matter. Each time I call for help while stuck at the gate, my calls go unanswered. I urgently request that someone address this issue.

If you are scared of spiders don’t bother coming to stay in this complex. We called estate management and security at the gate and they never bothered coming to see this harmful pest. The response I got from the security was that I need to call pest control to remove this pest from the block. This pest can potentially harm or kill someone

Kikuyu in waterfall is family run business which is public,they have a restaurant that is owe by a family and they hire out employees which are South African and dont pay tax and when I say outside they people out of South Africa which they pay less and have no qualifications for the position they hold ,we have logged an incident against this and they shouldn’t be on any stock exchange or listed we need to address this as a law suit is pending against this

There’s a serious water and electricity problem in this area. Balwin doesn’t seem to have a strategy to fix it which leads to tenants taking the brunt of it through extended water and power outages. Last week there wasn’t any electricity due to an outage, today we’re 24 hours in without water.

I bought 2 investment properties in Balwins Properties, Kikuyu in Midrand, then placed those on Airbnb. A few years after purchase, the estate lodges a law on short-term letting and the burning of it. As unfair as this is, it caused me to alter my business model and decline any requests for SHORT-TERM LEASES. BAU. Weeks go by, I receive a penalty fee from the Estate manager, captioned “Your unit is still on Airbnb, hence the fine”. Correct me if I'm wrong but that wasn’t the agreement. But yes, the property was still on Airbnb, but declined short-term stays, as they demanded. I asked my “TRUSTED LAWYERS”😒 to pose a simple question to the Estate manager because my emails went unanswered… …“Is the estate disputing Airbnb, as a platform or Short term letting”. I constantly have to contact my “Trusted Lawyer” Scorpion Legals’ Maphelo Dube, to get feedback on what the Estate managers are saying. He’s either too busy or not available. It’s been a week and my “Trusted Lawyers” still haven’t gotten back to me. Seems their too busy… I’ve paid the penalty fee. Now I’m just looking to let people learn from my experiences.
