The Leapfrog Kalahari branch in Kathu, namely Marsy qnd Heide gave me thee worst run around ever. On viewing of the rental property i pointed out issues one as small as a leaking tap which wasnt actually leaking but running. When I moved in i ended up repairing the issue they took advantage of the fact that i wasnt a local and i was desperate for a place. You could clearly tell that the house was cleaned in a hurry. Window sills, the rear door step was never touched. The gates were covered in bird ****. Never cleaned. The blinds were grimy and dirty never cleaned. The windows were the same. But the never skipped a beat when it came to invoicing. Lying telling me they are just helping a friend get the place rented out. I was desperate i paid a holding deposit. Yet nothing was done in preparation for me moving in. Marsy Botha is argumentative and is very bossy and its clear she is the boss in her personal life because she tried tp pull that bossyness trick on me which failed dismally because i didnt fall out of a tree. She then decided she cant deal with me she will pass me over to Heide Jardim who was just as useless as Marsy. No difference the con was that Marsy is very busu and Heide is better suited to handling issues and responding. Marsy has whattsapp which doesnt show read messages. You can call Marsy with a normal airtime call until u blue in the face, she will reply with a whattsapp voicenote. Until i told her off and warned never ever to whattsapp me again. If she has no regard for me then i have none for her. Complete disregard. The leaking tap took less than 5mins. When i eventually settled in i realized the state of the property and i lost my composure. IF YPU ARE FORCED TO USE THESE PEOPLE MAKE SURE YOU INSPECT THE PROPERTY PROPERLY AND HOLD THEM TO A TURN AROUND DATE FOR ALL REPAIRS. DONT PAY NO HOLDING DEPOSIT. THATS A ****. REMEMBER THE TWO NAMES MARSY BOTHA AND HEIDE JARDIM.

I have been house hunting for almost a year and have viewed over 15 houses, dealing with quite a few agents along the way, until I met Brenda Steinfeld. I cannot recommend her highly enough! She is an absolute pleasure to deal with. I first viewed one of her properties in Sydenham, which unfortunately wasn’t the right fit. Leapfrog has been nothing but unfair and unprofessional in handling my deposit. They want to deduct for things not in my lease – cameras that were never working, a curtain that was never there, and even a solar light that is still on the property. When I ask for proof, they ignore me or send false photos from the wrong room. Emails are disregarded, responses are slow, and instead of supporting me as their tenant, they try to pressure me into accepting ******** deductions. The house was dirty when I moved in, I paid out of pocket for cleaners and even for damages caused by attempted break-ins – yet I am still being unfairly charged. Leapfrog is not protecting tenants – they are withholding deposits without valid proof. I will be taking this to the Housing Tribunal and court. Tenants deserve better.

So utterly annoyed at Leapfrog specifically one Agent Juan. We enquired about a property to rent on Tuesday- asking to view at ANY TIME possible. The agent said that there was construction happening and we will only be able to go on Saturday morning - we confirmed an appointment for 11Am. Saturday morning came and he sent a WhatsApp at 10 AM saying that another client came to view the property on Monday and they took the place. So ,he fully knowing that a client viewed the property on Monday and obviously confirmed they were taking the place still went ahead and booked us for Saturday just to cancel with that message an hour before going to view. The WORST , he send the message and about a minute later sent another message asking if we still wanted to come and view or not???! How in the world does that make sense Juan? 1 message: “the place is taken…” 2 minute later “do you still want to go and view the property?” Leapfrog make this make sense! Won’t recommend using them.

NB: Warning to Others Leapfrog appears willing to:- Make up commission claims that don't exist in contracts Hold client funds hostage to pressure payment Resort to ************ when challenged Misrepresent contractual terms to extract money. Avoid this company at all costs. Their business practices are questionable at best, and they seem willing to use any tactic to extract money they're not entitled to. Nature of Complaint Attempted financial *****, unprofessional conduct, withholding of tenant funds, and ************ tactics. Background In June 2023, I signed a rental management agreement with Leapfrog for property management services at my rental property. The contract was specifically for rental services only - tenant placement, rent collection, and property management. No sales commission was ever agreed upon or mentioned in any documentation. The Problem In 2025, my tenant independently decided to purchase the property. The sale was negotiated and completed directly between myself and the tenant with no involvement from Leapfrog. I only informed them to arrange termination of the rental agreement. Leapfrog's Unprofessional Actions 1. False Commission Demand Despite having no sales mandate and providing zero sales services, Leapfrog demanded 5% commission on the property sale. They falsely claimed this was "industry standard" and an "agreed introductory commission" - complete fiction. 2. Holding Tenant Funds Hostage Most seriously, Leapfrog is withholding the tenant's security deposit to pressure payment of their bogus commission claim. This is essentially holding someone else's money hostage for money they're not entitled to. 3. Creating False Facts In follow-up emails, their agent Thinus Brummer, referred to an "agreed introductory commission" that never existed, attempting to create contractual obligations that were never discussed or agreed upon. 4. ************ and Threats When I stood my ground, Thinus became hostile and unprofessional: Made personal attacks and character ********ations Threatened action for "defamatory statements" as a result of pointing out his incorrect characterization imp**** in his mails Used ************ tactics saying "future instances will not be tolerated" Demanded unnecessary documentation as stalling tactics 5. Complete Lack of Professionalism Their representative suggested my word "would not amount to much" and made other disparaging comments entirely inappropriate for a business relationship. Impact Financial: Attempted to extract thousands in unwarranted commission Stress: Harassment and ************ Tenant Impact: Innocent tenant's deposit held hostage for Leapfrog's greed Trust: Complete breakdown of professional relationship Current Status Property sale completed without their involvement PPRA (Property Practitioners Regulatory Authority) complaint lodged for unprofessional conduct Tenant's deposit still being withheld inappropriately

If I could give -10 stars that would be roughly in line with my feeling about this company. My sister paid her deposit in June, we are now in August. They keep coming up with a bullsh*t story of the owner not wanting to give the keys so that she can move in. The owner is ill and in hospital and they are expecting her to rent AirBnB untill he gets better, if he even makes it. On a Sunday night, after promising her the keys at 5pm today, they cancel again. Leaving her on the street with 2 kids. They are inhuman and could not care less. My sister does not know what to do, as she is speaking the the owner of the Helderberg branch, and he is shrugging his shoulders, saying it is out of his hands.
