I give them a zero (0), the apartment i rented in Linmos village is still to date after 10 months of living there not yet been fixed, missing cabinets, swiky tiled, shaky plugs the list is endless. I have been paying a standard rate told my the agent Busi of R700 but now because i have only 2 months left on my lease she is trying to **** me saying my water usage is 1.5k, i live with my 3 kids, 16 out of 24hours nobody is home yet i owe 1.5k in water usage, rates of R800 and water levy of R40 and they refuse to investigate the jump, saying they will cut off my water. Anybody that wants to buy or rent from Ndaka will be learning a hard lesson before they move out.

At the beginning of this month I went to view a place advertised by this company in Glen Austin. The agent Carly Tlhapa who was assisting me in the process told me that I can pay any amount to secure the place which I did. Unfortunately, due to unforeseen circumstances I decided that I will no longer move in and informed the agent right away which was on the 17th of the same month. I have not signed any lease agreement to bind me. Now these people are refusing to refund me the R3000 that paid. I am telling them to put it in writing why the refuse becuase I didnt sign anything and never stayed in the room. Please they need to explain this unfair business practise as I need the money to my rent that is due on Tuesday.

Worst company to deal with.. rented at 9 Anton Van Wou street Midrand.. let me just say they refused with my deposit and the owner said even if I take legal action I must forget about my deposit. A bunch of greedy hooligans. Agent Mbali was the worst to deal with, empty promises! Don't trust them, don't rent with them!!! 0 rating

I paid an amount of R8000 to Ndaka properties @Midrand. After an agreement with one of their representatives (Mbali Mpangane), who promised that I will get paid My deposit of R3500 whenever I decide to move. I don't even have a lease signed with the company but they refuse to pay my deposit back. On a call with who they refer to as the big boss - Mr Mawela, told me he doesn't care even if I go to the highest legal place, I still won't get my deposit back & I won't win against him.

Worst Property group to deal with. They are a bunch of *****sters lying to get commission. They hide imperfections in the property and hide hidden costs. Worked with an agent named lulu and she was absolutely clueless on what a property agent duties are. On my first day of moving in. There was an issue with electricity meter, once fixed, I was not given the code for the meter so was sitting with no electricity. All issues that was agreed to be fixed was not. House and especially oven was in a terrible state. Also expect to be ghosted and blue ticked when questioning anything. Whenever I asked about standard issues like wear and tear I was told to speak to the owner. That alone shows that they just in it for the commission. Guys, work with a group that's there to assist both the owner and tenant. Not Ndaka.

had a awful experience with this people they catch people into signing a lease .. they do not adhere to their own lease regulations you wait for days to get your deposit. when u enquire.. they block you the principal Nengweni is such a fraudster with the agent Lulu

Never use this company they are the worst, to commuvated my late payment and sgreed to pay penalties to my surprise my electricity was cut , will never recommend them to anyone

Don’t bother yourself by renting through this property agency. I was renting at one of their properties in 2021. During my stay , I reported an issue with them, the bathroom wall had cracks and water from the next unit was getting into the apartment. Mould started to develop all over the bathroom and spread in the bedroom after not being attended for long. This issue was never resolved, I told them I had health concerns as the mould was starting to create a foul smell in the apartment. They still failed to attend to the matter. In December I paid My rent in 2 different transactions, I paid R4000 end of November and told them I’d pay the remaining amount of R1500 on the 17th of December 2921. And I did exactly that. I was surprised on the 13th when I received an eviction notice for not paying the remaining balance of R1500 on time . I thought they understood my situation because I had already communicated with them. I don’t have a history of not paying my rent on time or failing to pay at all . This was the first time. Anyway I didn’t want to fight with them, their property was no longer good for my health anyway. So I left the property on the 2nd of January 2022 , i called the agent I signed with to let her know I wanted to bring the apartment keys and she was shocked that I was moving out. She said she wasn’t aware that I was moving out. We ended up agreeing on meeting at the property on the 7th of January to for the exit inspection. Lulu , the lady who was assisting me with the inspection Confirmed that the property was in good condition and that I’d get my full deposit refunded back. Then after 2 weeks I called them to find out what’s taking them so long to give me back my deposit. They then told me that their principal agent told them not to refund me as I have breached the contract by not giving them a notice to move out… I’m honestly disappointed and disgusted by the fact that that a whole principal agent does not understand their own terms and conditions written in the lease agreement. I’m so disappointed and I won’t rest until I get my refund. If you ever see any property that is listed under Ndaka properties in Midrand kindly ignore. Ndaka properties is useless with its team that is made up of unprofessional and incompetent property agents. they know nothing about the property rental business. They are just a bunch of thieves. The principal agent Nengwani Mawela is full of nonsense and doesn’t know what he is doing.
