Worst rental agency ever!

We have rented our house out through Openrealty and had nothing but trouble so far! 1.The tenants refused to pay their municipal bill and the agent then used MY money to pay the bill without my permission. 2. The tenants then agreed on moving out and whilst I was having the property viewed by other possible tenants I had to discover that my house was filthy dirty and that holes were drilled into walls without any permission!! I was furious. It took the rental agency weeks to "inspect" my property. 3. The tenants then withdrew their notice and I was notified by my agency that I cannot evict the tenants even though they had given notice. 4. I had no option put my house on the market as this was the only way to get rid of the horrible tenants, and if this was what my house looked like after 2 months I dreaded to think what it will look like in a year`s time. 5. 2 Weeks ago I was notified that the tenants will move out by the end of upon which I insisted on 30 days notice as per the contract. 6. Today I was notified that the tenants will move out during the course of the month and that they have not yet paid rent....Why is there a deposit then? And why can this ****ty agency not use it? I have paid a commission for a service that I have never received from this agency and really feel that all they did was protect the tenant.
