Ongoing Pa****t Leak, Mismanagement of Maintenance Projects, and Lack of Communication at Goldenfields Complex
Dear Trustees / Managing Agent,
I am writing to formally raise concerns regarding several ongoing issues in the Goldenfields complex that have remained unresolved for years and are now escalating.
Persistent Pa****t Leak My pa****t has been leaking into my bedroom for several years. Despite multiple reports, the issue remains unresolved. The new contractor, African Clay Project, has been working without adequate supervision and has even proceeded with painting during rainfall, which raises concerns about workmanship and long-term structural integrity.
Concerns Regarding Previous and Current Contractors The previous contractor, Dannie Dakke, resulted in financial loss to the complex, yet we have no clarity on accountability or steps taken to prevent a repeat of this situation. Since the cancellation of the last SGM, we have not received any official updates regarding project progress, costs, corrective actions, or future plans.
Caretaker Conduct The caretaker continues to enforce rules and regulations on residents while failing to comply with them personally—for example, by not parking in the designated bays. This sets a poor example and creates an environment of inconsistency and frustration.
Issues of Respect and ************** There is a growing concern about differential treatment of residents based on ethnicity. This is unacceptable in any residential community and requires immediate attention and corrective action. Which has since been raised with SAHRC.
Request for Action I respectfully request the following:
A written update on the status of the pa****t repairs and the steps being taken to ensure proper supervision of contractors.
An official communication regarding the cancelled SGM and the next scheduled meeting.
Clarification on the financial losses incurred with the previous contractor and measures being implemented to prevent recurrence.
An investigation into reported discriminatory behaviour and inconsistent rule enforcement has been raised Pretor due to delayed response have been referred to the authorities.
A clear plan of action and timelines for resolving these matters.
I trust that the trustees and managing agent will treat these concerns with the seriousness they deserve. Please acknowledge receipt of this letter and advise on the next steps

28 Nov 2025, 09:35Remote Management, Contractor Oversight, and Operational MismanagementDear Pretor Executive Management,We would like to raise several concerns regarding the current management approach at Goldenfields, particularly the reliance on remote supervision and the resulting operational issues.Recently, Ilonka indicated that proof was required to confirm rainy weather conditions, despite the fact that Pretor manages the complex remotely. Weather conditions are easily verifiable through the national Weather Bureau. In comparison, Lemon Tree has allowed contractors to continue work during rainfall, and although their project was reportedly supervised, the pa****ts began leaking within a few months. This raises questions about the consistency and quality of project oversight.We appeal to Pretor and its executive team to conduct proper due diligence. There appears to be mismanagement across various complexes; for example, Mews at Reds is a clear demonstration of poor oversight. We ask that you do not treat Goldenfields as a test case for remote management systems. Residents live on-site and have repeatedly invited management to come and inspect issues in person, rather than relying solely on feedback from the on-site caretaker.We are further concerned that the current caretaker, who is elderly and uses a disability parking permit, is being tasked with responsibilities that are beyond reasonable expectation in peach orchard and apricot lane. The complex is deteriorating under this arrangement. Additionally, there are recurring issues with contractors, including inconsistent standards, alleged commission arrangements, and situations where contractors are blamed when projects fail—even when instructions were given by management.We experienced similar problems during the plumbing project, where excessive water was consumed because caretaker unit 22 used only underground valve in her garden the underground valve which she installed and knows that it's not metered otherwise she would use a tap as per the photographic evidence received from her gardeners. This setup bypasses the meter entirely, resulting in free, unmonitored water usage. When an “underground leak” was later mentioned, it was immediately clear that this could be a pretext, as this pattern aligns with previous practices we have observed.For these reasons, we urgently request a review of management practices, on-site inspections by Pretor executives, and a reassessment of contractor oversight processes at Goldenfields.Thank you for your attention.
