I live in Obs Court, a Pam Golding managed building. FWJK the developer appointed these people to manage a building with 310 units. One would consider this an easy task for a large company such as Pam Golding. Instead they assign the most incompetent individual they can find. Noise is one of the biggest complaints we have in this building, and we expect it to be dealt with as per the guidelines in the conduct rules, however as expected, security is unwilling or unable to react accordingly. Just yesterday 08-Dec-2018 we were informed that noise isn't really an issue for Pam Golding and we should call the Police. So are the conduct rules just another white elephant, enforced when it serves their agenda, and ignored at other times? So the question is what exactly do we pay them to manage? The fake grass, and a few trees? Maybe the splash pool and the 4 braai's for 300 plus units? Useless beyond belief.
Do not buy from FWJK, you will regret it. False promises all around. The development Obs Court, which is a student digs is marketed by FWJK in the following way: This residential development is particularly suitable for young professionals, academics and medical personnel, as well as students. All these aspects make it an ideal investment opportunity with a high rental demand. Well with the noise levels in this place, it certainly isn't the right place for academics or young professionals, or anybody who particularly values sleep. FWJK allowed people to buy off plan, so it should not come as a surprise that the promise sold and the reality differ by no small margin. The expected completion date was moved and moved again, to this date the building isnt completed yet. Expected completion date Feb-2019, promised to be complete in April-2018. Design flaws include huge passages which echo, insufficient ventilation unless your front door stand open, and a splash pool with 4 small braai's to service over 300 units. A huge noise problem exists, with loud music, and people screaming in passages. FWJK goes and assigns Pam Golding to manage the building. Pam Golding then passes the buck saying they don't have to manage noise complaints. We must involve the Police. Please don't fall for the marketing ploy used by FWJK and various other estate agents selling their properties. You will sit with a useless managing agent in a building you literally cannot live in.
