My wife and I were given the keys to a flat that was filthy and had many problems. Apartment Box would have been aware of the problems as they conducted the out inspection for the previous tenant. The flat was empty for one month before we moved in so there was ample time the rectify the problems. One of the issues was the kitchen light not working. For the first month we had to cook and wash dishes in the evenings using a flashlight. One day the geyser gave up and one would expect this to be an emergency case. It took them forever to get a technician to assess the problem. They chose an absolute amateur as it took him three attempts to get it working correctly. For a total of twelve days we had to struggle with a non-functional geyser. Some of their staff ignore emails and phone calls, so at times the only way to discuss a problem is to show up at their office unannounced. I was charged a post lease admin fee and a body corporate (BC) moving in & out fee. I've lived in many sectional title properties and have never heard of the BC charging such fees. I inquired with the management of the building, spoke to various staff & residents, and everyone told me that there is no such thing as a BC moving in & out fee. Not surprising when I asked for all amounts that they ********ly took from me I was ignored. I reported them to the Property Practitioners Regulatory Authority and the Rental Housing Tribunal. The tribunal ruled in my favour and all amounts were paid to me. It cost me nothing in legal fees because the Rental Housing Tribunal provides a free service to the public.
