My experience with Quintin Ferreira, in his capacity as managing agent for our body corporate, has been persistently unsatisfactory and has materially undermined confidence in the administration of the scheme. Reliability of information Owners are entitled to accurate, verifiable reporting. In my dealings, statements were made that were later contradicted or could not be substantiated by contemporaneous evidence. For example, I was informed that an insurance claim had already been submitted and rejected, yet no proof of submission was provided when requested. The claim was only submitted after repeated demands for documentary confirmation. Special levy and scheme funds There have also been irreconcilable representations regarding the scheme’s finances. I was advised that sufficient funds were available in the body corporate’s bank account from the special levy, and thereafter that no funds were available. Special levy receipts and their application must be capable of immediate verification against the scheme’s accounting records and bank statements, with a clear audit trail. Management agreement Despite repeated requests, I have not received a clear, written response or feedback regarding the management agreement. That is an unacceptable omission in circumstances where the managing agent’s mandate and performance standards must be transparent to owners. Communication and responsiveness Communication is routinely delayed. Messages are read, yet responses follow only after unreasonable intervals, with no meaningful explanation and no sense of urgency. On any objective measure, this standard of administration falls short of what owners may reasonably expect. I cannot recommend his services.
