Security is a joke. Anyone enters as they please. I’ve witness people trespassing by the dustbins side and away from security authorisation . No strict access to the gate really. One time I enter the security room, and only one camera in the WHOLE building was on at that time. This place lacks cameras, most are off. I even seen a similar review about this and Q living responded and gaslight the comment by saying they have 24 hour security. I dare them to do that cause then I’ll show evidence of trespassing in this building.

Avoid renting from them no matter how desperate you are. They're only responsive when you are looking for a place. Once there are disputes they don't respond. They have no regards for the laws of the country. They don't even show up when you open s case against them. They can ***** your property

I just moved in a month ago as The Ox, they Security guard by the name Arthur (dayShift) he helped me with viewing, mind you he is a security but his skills at viewing they're at a upper level, the dude is friendly, smart also he is good at selling your units more than Quorum Staff I don't wanna lie because of him I moved in, also I heard more than 3 tenants at the Ox saying he is the one who helped them with viewing, those are kind of staff you should have Even by the reception he is very friendly n helpful with a smile everyday The building is OK so far can't complain, we'll maintained, quiet Problem your response on this WhatsApp of yours

The worst of them all! I was made to pay a termination fee of R10200 after staying there for a year. Please don’t stay there no matter how desperate you are. They make you sign a summarised version of the lease of a microsoft form (with not much terms & conditions) then later on say you sign “the lease” referring to a lease you have never seen, a lease that favours them. When you don’t pay the “termination fee” they blacklist you (mind you I had never missed a payment in rental). This is the worst property company ever! They don’t even assist with maintenance issues by the way

Complaint Against Qliving Holdings I am submitting this complaint to formally record my negative experience with Qliving Holdings, which I found to be misleading and highly concerning. I was issued an invoice stated to be for 6 months, however the calculation of the amount reflects a 12-month period. When I queried this discrepancy, I was later provided with a lease agreement indicating a 6-month lease, yet the start dates within the lease are inconsistent and do not correspond, creating uncer*****y regarding the true contractual terms. These are material inconsistencies involving financial charges and contractual documentation. Despite raising these concerns in good faith and repeatedly requesting clarity, the matter was not resolved. My calls are frequently not answered, and attempts to obtain assistance have largely been ignored. When I did manage to speak to the individual presented as part of management, his conduct was rude, dismissive, and unprofessional. This behavior is completely inappropriate, particularly when a customer is attempting to resolve serious discrepancies in billing and contractual documents. As a consumer, I expected transparency, accurate documentation, and respectful communication. Instead, I experienced confusion, contradictory paperwork, lack of responsiveness, and poor conduct from management. I would strongly advise prospective tenants to exercise extreme caution, carefully verify all invoices and lease terms, and ensure all details are clearly confirmed in writing before signing any agreement or making payment to Qliving Holdings.

I am very disappointed with the service I received from Qourum. I have been renting their flat since 2018 and had been paying my rent on time until I faced personal issues in December. I sent them a message to request a payment arrangement for that month, but I did not receive any response. On January 20, I received a letter stating that my lease had been canceled because I was unable to pay for December. I subsequently paid the outstanding amount along with the one-month penalty fee. To my surprise, I then received another email stating that since I had paid the amount, my lease would not be canceled. I responded to this email, but by that time, I had already moved out. I made the payment on the 23rd, and there was correspondence from them regarding my lease status. After moving out, I received an email stating that my lease would not be canceled. I rep**** on January 28, asking them to clarify what they meant, but I have not received any response. I also tried sending WhatsApp messages, but they are not responding.

I am lodging a formal complaint against Mafadi Property Management regarding the non-refund of my rental deposit, which has now been outstanding for over six (6) years. I was a tenant at 304 Oak Avenue, which was managed by Mafadi Property Management at the time of my tenancy. I submitted my formal notice to not renew my lease, effective 1 October 2019, in line with my lease agreement. I vacated the property accordingly. Despite this, I have never received my rental deposit. My initial complaint regarding this matter was logged on 27 January 2020, under the review title “4 months with no deposit refunded.” As of today, it has been six years since the termination of my lease, and the issue remains unresolved. I have made numerous attempts to resolve this matter directly with Mafadi Property Management. I contacted their offices and engaged with the individual identifying himself as the manager, Sipho Mtimkulu. During these interactions, I was informed that my emails were allegedly “not received.” This reflects the ongoing problem I have experienced — a lack of accountability, poor communication, and inadequate client service. I am aware that Quorum Property Management later took over management of the building due to poor management by Mafadi Property Management. Many residents have raised similar complaints regarding Mafadi’s service delivery. However, the change in management does not absolve Mafadi of their obligation to refund my deposit. To date: No refund has been made No proof of deposit handling has been provided No deductions or inspection reports have been presented Withholding a rental deposit for six years is unacceptable and contrary to the requirements of the Rental Housing Act, which prescribes strict timeframes for deposit refunds. I am requesting: Immediate confirmation of the status of my rental deposit Proof of where and how it was held Immediate repayment of the full deposit, including any applicable interest If this matter is not resolved urgently, I will continue escalating it through the Rental Housing Tribunal and other appropriate channels. I trust Mafadi Property Management will finally take accountability and resolve this long-outstanding matter.
