Seriously - do NOT buy a Rabie built property. Our other Rabie 'developed' properties, built by independent construction companies (eg Murray & Roberts) have had no problems with their construction. However, ever since moving into our current property in Century City, built by Rabie's construction company called Big Ben, we have had countless, nightmarish problems. Even now, 8 years later, we still have: - cracks occurring in the ceiling and walls - tiles lifting, splitting, and grout loosening - damp problems/staining/mildew/mould smells If you do intend on buying a Rabie property, please note that you can expect the following : 1. The Estate Management will most likely be in cahoots with Rabie/Big Ben, which will make getting anything repaired nearly impossible. 2. Rabie/Big Ben will 'pacify' you until the time frame in the contract expires, and they are no longer responsible for rectification/remediable actions. 3. You'll find some internal walls will be missing bricks (usually behind cupboards). Some areas of these walls will be more sand-like than cement/concrete. 4. Their definition of a 'hairline crack' is the width of a pinkie-finger - and if it is a 'hairline crack' it's not their responsibility to fix, blaming it on expected building settling movement. 5. When they do come to 'fix' something, be prepared for a huge mess, and damage to other items/areas (e.g. replacing one cracked tile, will result in surrounding tiles being chipped or cracked). 6. You might have to re-install some equipment property due to jobs not being done correctly- I had to install my electric oven myself. 7. But the biggest gripe you'll have is that you'll be able hear your neighbours’ conversations - at normal talking levels (not shouting or raised voices). Seems Rabie/Big Ben decided not to apply standard construction methods for walls between flats by having an air gap between the adjoining flats. This correct method dampens sound transfer, but as Rabie/Big Ben build with one solid wall, you will literally hear everything (and if you are stuck with a neighbour with a loud, deep voice, you can literally participate in a conversation with them, it is that audible and annoying!) 8. There's a lot more I could add, but this should be enough for you to change your mind about buying a Rabie/Big Ben built property, if you know what’s good for you…
