I am writing this review with the hope of warning anyone who does business with Rivendell properties, particularly Garth Harper. I moved into a complex back in 2018, of which Garth had me pay 2 month deposit to the amount of R16,695 which I duly complied. I moved out on the 29 of February, did the final inspection and handed over the house keys to Garth on that same day. Up until today I have no received any of my deposit back and that means he’s in breach of contract because according to clause 6.4.4 of the lease, signed by myself and Rivendell properties on your behalf. The Lessee is supposed to receive the deposit within 21 business days. I contacted Garth on the 23 March at 08:48 am and he apologized for the delay and promised me that he will deposit the monies due to me on the 24th March, again on the 25th and 27th when he told me that Rivendell has a payment run everyday at 3pm, and on the 30th of March he sent me an sms apologizing again and promised that Rivendell properties will deposit the monies by the end of the afternoon, trying to buy himself time I presume because that never happened. The 21 days has now lapsed instead he is no longer picks or responds to any of my phone calls. Upon doing some research on the net (Hello Peter), I discovered that a lot of tenants have had disputes with Garth for not returning any of the deposit. Even the lady that stayed in the unit also had issues when coming to getting her deposit back from Garth. I have paid my rent regularly during my stay at the unit and believe that I deserve better treatment than I’m getting at the moment.
