This has been an extremely frustrating experience. For the past eight months, we have been trying to resolve issues with our account without success. The administrative staff have been unhelpful and consistently unavailable, making it very difficult to get anything sorted out. Once our contract expires, we intend to relocate to a different office building and switch to another supplier.

I've been a tenant at Spaces Rivonia, and I need to warn other businesses about their ******* auto-renewal practices. What Happened: On September 9, 2025, Spaces sent me an email stating my office agreement "WILL RENEW AUTOMATICALLY" on October 1st - just 22 days notice. No option to cancel was provided. No consent was requested. They simply declared it would happen automatically, extending my lease until July 31, 2026. The Legal Violations: The Consumer Protection Act requires 40-80 days notice for lease renewals. Spaces gave 22 days. The CPA requires giving customers the OPTION to renew or cancel. Spaces just stated it "WILL" happen. Under SA law, silence is not consent. Spaces renewed my lease without any form of consent. Their Response - It Gets Worse: When I complained, Spaces claimed they "don't process auto-renewals without consent" - while literally enforcing an auto-renewal without my consent! They then ****, claiming their email "provided the option to either renew or cancel." I have the email - it says nothing about options, just that renewal "WILL" happen automatically. The Bottom Line: Spaces is violating the Consumer Protection Act and hoping tenants don't know their rights. They're locking businesses into extended leases without consent, then misrepresenting their own communications when challenged. My Advice: Document EVERYTHING if you rent from Spaces Know your CPA rights - they need 40-80 days notice and your EXPRESS consent Don't assume they'll follow the law - they won't Consider other office providers who respect consumer protection laws Currently escalating to the National Consumer Commission as Spaces refuses to cancel this ******* renewal.

They are always happy to get new business but when it comes to deposit refund we have been waiting approx 8 months now. Simply giving us the runaround / said they have refunded but unable to supply a proof of payment. This is a substantial amount of money. No action. Continually deflecting. Cannot contact the closely guarded accounts department directly.

HIRING OFFICE SPACE FROM SPACES. Don't bother phoning SPACES. They undervalue business so much they do not bother to answer the telephone. You will get an answering service with a 'not available' at the moment. Ergo don't bother calling as there seems to be no back up plan. . My call was repeated with zero luck. It was not during a lunch break either.

I been a member of Spaces office in Century City for awhile. All was good until a year ago when my invoices always reflect amounts that are not aligned to my agreement. Their App is forever having problems when one seek to download statements. In December I struggled to end my contract using their App, eventually I cancelled. Today am told the contract only ends 2026 in February and worse I keep paying monthly amounts as per invoice but next month am told I still owe. Recently I also received an email from their admin/legal huge amounts that I owe in dollars and when I queried, I was told its an error. There is absolutely something wrong in that company finance department. All I hear its just bad reviews about them. I refuse to pay any further amounts to this company. I reached out to their team but I get no solutions. Bottom line am being charged for services that are not part of my agreement as per funds I keep paying. There was a standard fee payable every month that has since changed. Please intervene

Spaces Rivonia. Service and maintenance going down and down, at it pleases them to save money at the expense of their clients. One of the latest occurrences: no more hot water in the kitchens and bathrooms so as to save the repair of the geyser. On top of impossibly messy invoicing with incorrect amounts, incorrect descriptions, incorrect credit notes, they change the rules when it pleases them and threaten you if you don't agree.

Spaces Century City has one of the worst Online platforms I have seen. When you enquire about a quotation you need to be so careful. I have a LONG string of emails between myself and a consultant/sales person asking for assistance. Once you receive a quote you have to click on VIEW DETAILS. So after that you have to login with an account to access the documentation. I did what was told for me to do. The online document is pre loaded with your company name. You can not change that. In order to continue you need to read terms and conditions and accept the agreement. Only then can you see the total amount they want to charge. I got the fright of my life when they stated that me accepting the terms and conditions is a binding contract with out a signature. I was just wanting to see the costing. You can not view it without ticking the accept box. This intern led to me stating the amount is too expensive and wanting to cancel. I was notified that I was not allowed to do so and they want to hold me liable for a 6 month lease. We have not even been on site for a viewing of the office space. to top it all off i notified Spaces consultant that the company name is also wrong. I do believe this is ridiculous as they want to hold an office assistant liable for a bill that was not accepted by my boss nor is there a signature of consent. During this process I called the consultant to ask for a way to check the amount that would be required and I was told I had to follow the online procedure to do this. Then i get slapped with a bill. This is ********* and they will not assist to sort this issue out.
