I am writing this complaint to warn other South African families and travelers about the dishonest and ********* practices I experienced when booking a weekend away through Booking.com, handled by Touch Down Africa, and hosted at Dunkeld Country Estate in Dullstroom. What was promised: A peaceful, family-friendly unit with a bath, putt-putt course, and cozy amenities Clear and honest photos of the actual unit being booked A smooth booking experience with trusted agents and reputable platforms What actually happened: The unit had no bath, despite booking based on photos that clearly showed one There was no upstairs toilet, despite travelling with a pregnant wife and 18-month-old baby The bedrooms had no heaters, and the unit was ice cold (no safety screen on the fireplace, either) The listing used 72 generic photos, pulling from various units and amenities — highly misleading We were subjected to delay tactics, emotional pressure, and no meaningful support from: Touch Down Africa, the so-called “agent” — refused to take responsibility Dunkeld reception, who were polite but simply passed the buck Booking.com, whose platform continues to host confusing, bundled listings with no unit-specific clarity Instead of support, we got: Endless back-and-forth phone calls Empty promises of "looking into it" Pressure to make a rushed decision (“we’re filling up, you must act now”) A cold shoulder when asking for a reasonable refund or cancellation We had no choice but to leave the premises and scramble for new accommodation — food, medication, a heater, and calm for our child. Our wedding anniversary weekend was completely derailed. My warning to others: Do NOT trust the photos on Touch Down Africa's listings — they combine images from various units to make everything look better Do NOT expect Booking.com to protect you — their system favors the agent and host Do NOT assume Dunkeld Country Estate will assist — they’ll refer you back to the agent, leaving you stranded There’s a pattern here: mislead the customer, deflect accountability, then pressure them into paying more or settling. What I want: I am pursuing a full refund and I’m sharing this story to protect others from being exploited by this trio of companies. Until this is resolved, I will continue escalating across consumer platforms, social media, and review sites.

If I had option with zero rating, j it could have done that. Worse experience ever dealt with. I’m so disappointed. It seems like they don’t care about client services. I honestly don’t know what to do.

I wish I never got involved with this company. I regret every minute of having to have dealt with them, ever. You have more unhappy customers than happy ones - take a look in the mirror and think about it. You should be ashamed. Looking at the responses from Touchdown on other reviews on hello peter, they are basically saying "We hear you. But sorry for you, your problem." One star rating is even too much.

During September 2017 I entered into a contract agreement with the Touchdown Group for a 2 week share block ownership at the Dunkeld Equestrian Estate in Dullstroom. The latter agreement entailed payment a once of capital amount of R198k and a monthly levy in return for the upkeep and maintenance of the unit. With each visit we found more evidence of poor maintenance. We reported the list of problems to no avail. I decided to get rid of this so-called investment. I decided to forfeit the R198k capital amount that I initially paid for the unit and offered the unit to an alternate interested buyer who must merely take over payment of levies. I found a keen buyer and submitted all the necessary documentation to Touchdown to process the transfer of ownership. We’re now in the 3rd week since submitting the documentation without any action or notification from them. Based on our past experience with this company, their lack of inaction is nothing new but frustrating nonetheless. Each time we try to get in touch with them via mobile phone, we are treated terribly. Please be warned in your dealings with this company, they have no respect for clients whatsoever. Their staff are prohibited from divulging the contact information of the people in charge namely Eben Odendaal (Touchdown CEO) and Allysius Oberholzer ***ner of Dunkeld). I regard their attitude as ***ardly.

My customer stay at that place was not as comfortable as I though it would be. As I recall my request was a hotel bed and breakfast at Season Hotel Harries but I'm afraid I did not get the value for my money. We were checked into a room with a fan no aircon, no bar fridge, no dustbin. The reception advised that the package that we booked does not include the fridge. We had to pay R650,00 additional for the use of the lounge area and she actually said she is doing us a favour as it is R650,00 per day. A kitchen blinds fell and reception was advised they cared less. When using the shower the water was all over the bathroom as the drain does not take in water when applying pressure to the tap water. House keeping did not have the key to the main door so we had to be called to bring back the keys so they can clean the room the following day. Christmas day there was no electricity and network reception was bad. Can you imagine no electricity no phone and the rain did not make it easier either so by 17h00 we decided to check out. This was diffinatley a bad experience and I don't think I will recommend this place to anyone at all. The only place that I can recommend is the spa diffinatley 5 star treatment. There was actually 1 lady at the sky bar who was very friendly and helpful. I can't remember her name but she is the only one who was wearing beautiful makeup. She must actually move to the spa before she looses her touch. So I spend 2 nights money plus additional R650,00 in 1day what a waist of money. I really don't know whether my feedback will add any value to that place as they looked less interested to assist. I sent an email on the 2 Jan to date 11 January 2024 no one has bothered to revert back.

The touchdown guys are bullying us. They want full monthly levies in full right now for a unit that we’re scheduled to use in December for us to be able to use a different unit now in April. This despite us paying monthly for levies and being prepared to pay for the April unit now. They know that we cannot sell the fractional titles (nobody wants them on the market) and they’ll just save on the cost of servicing the unit while we’ll pay the full levy anyway by year end. Shrewd and leaves a sour taste in customers mouth.

I dont even know where to begin with this company. They are super quick to book a sale for accommodation. They booked the dates wrong. When we got to Dunkeld Country Estate, we had to wait for 45min+ in the cold before they could help us. They split our accommodation into 2 units even though we paid for 1 unit. It was suppose to be a tranquil family weekend with the kids grandma etc., but instead we have to move house twice. When confronted, they just said they are sorry. If we book another 3 days they can gives us 1 day free...what cheek as our weekend was spoilt from the start. We asked for a weekend do-over but instead was quoted. I will NEVER ever recommend touch down ever again to anyone.
