I'm working with Zulberg Estates now for more than 1 year and want to share my experience. I leave it on 4 star so far, just because the business relation ship is still "fresh". Maybe in another year I will revert back. Anyway I'm not a tenant, I want to share my perspective as an owner and trustee in a sectional title scheme. We had to change from our previous MA which was an absolute catastrophy to work with and we actively searched for a replacement. Zulberg Estates was recommended by some former trustees and I gave it a try. I met with Rosa a few times and after our appointments were absolutely satisfying I introduced her to my fellow trustees. Maybe my review is one sided as I can only compare it to our previous partners but now we have a driven agent who: - reminds us about paperwork in time - replys to mails within 24-48 hours - pays the bills within 1 week - brings new legislations and changes to our immediate attention - shows her face not only at the AGM - innovative etc etc. Reading through the other reviews I'm actually confused: are those people aware that Zulberg is managing the properties on behalf of a third person? So if the landlord doesn't want to refurbish the property then Zulbergs hands will be tied. From my experience: as soon one owner or tenant has an issue in their unit, Zulberg will notify us immedietely. But then its up to the trustees - or in the case of the other reviews - owner to decide if the repairs will be approved or not. Zulberg will not gain any more turnover from withholding any documentation. Statements like this are inconsiderate. Anyways, I'm happy to made the desicion to change to Zulberg and so far no regrets. Lets see what the future will bring.

I live in one of the buildings managed by Zulberg and their utilities rates have been crazy since day one. I complained at some point and one of the employees scheduled a meeting in their office we managed to iron some things out and the water bill came down with about R600 but the electricity bill never came down I even asked why it's fixed, his response was they don't have money to put prepaid meter in every unit and right now for both electricity and water bill the amount is shared amongst the number of units in the building, it doesn't matter how many people live in that unit. We are three working adults who are never home and we put the gyser on for 2 hours in the morning when getting ready for work. The electricity bill has been +R900-R1300 a month, this month is R1994 I don't understand how and why. I have tried all avenues to get the matter resolved coz even the person I had the meeting with later denied about how the bill is split. Numerous times they've been memos on the main entrance from Joburg water about the amount they are owed by the building, just yesterday there was no power coz Eskom came saying they are owed by the building so they had to cut the power off. This morning was when I got the statement of owing almost R2000 and my neighbor who stays alone owes 2243

I am resident at the 305 honey heights owned by Zulberg estate, I recently received my March levies statement and have been charged over R900 For electricity use, I also feel the levies are also over charged looking the conditions the building is under, there's hardly any maintenance done windows are broken ceiling on the ground floor is hanging and could collapse on anyone's head at any moment and no one seems to be getting back to me to explain why electricity bill is so high. I have once requested if its possible to for me to use prepaid meter but we are forced to use their meter.

<p>Moved in this place September 2015 with a monthly rent of R5600.00 excluding water and lights,+-R6500 inclusive. The condition of the place are harzadus to human being,roaches and rats everywhere however the owners promised to resolve all issues within 6 months but till today after 1 full year conditions havent canged, (Pics attached) . Due to that i want to move out to a better place and Marian at their offices says that i will forfit my deposit of R9500.00. I feel cheated on and my family's health is compromise by people who themselves cannot live in such a place yet expect people to.The roof looks like it is about to fall off, the pool water is a dump itself,the whole place is mosquito infested.100% health hazardus</p>

Hello Peter, <br> <br> I've been renting a bachelor flat with Zulberg from 1st Dec 2014 until 03 Sept 2015, when i signed my lease they promised that the unit will be painted and cleaned but unfortunately on my occupation date the unit was filthy dirty, I will not commend their service to anyone. I had to stop the furniture movers to wait a bit so i can clean the unit myself as it was late to inform them to bring their people, but now when I move out they deduct the cleaning and painting cost which I don not know what are they for as they did not clean and paint the unit when I take occupation.<br> <br> Their service sucks and they are so unprofessional and racist, they do this to units which are occupied by blacks and they know most of them they don't know their rights, unfortunately I will no allow them to charge me that ridiculous amount for the cleaning and paint, I will take this matter further until it is resolved.
