For the past three months this complex has had ongoing electricity outages while tenants are still charged full rent. The property was advertised as “off-grid,” yet it is running on a generator that is switched off daily. Tenants were repeatedly told outages were due to breaker faults or technicians being sent, which was not accurate. I work from home and cannot earn when the power is off. Food has spoiled due to repeated outages. Maintenance issues are reported but contractors never arrive. Communication is extremely poor, messages go unanswered, and proper escalation details were initially withheld. Very disappointing experience. Proceed with caution.

I am having the worst experience with this company. First after doing everyhting they required they didn't have my apartment ready. Mind you I waited two whole months for this place. Then after waiting these two months, they do not want to process my refund for the deposits I paid. So I basically spent tons of money for two months because of them and after everything they put me through they are actively trying to **** me of money I paid to them. Worst experience ever with a rental. AVOID THEM, THEY ARE GROSS. Now I have to go through small claims court for money which I actually need and probably won't be able to get for another three months or something. Like honestly avoid like the plague.

The alley road, a corporate entity managing Illovo country estate have been swindling tenants of their hard work money, the place is a ****** **** of a hostel disguised in the name of an estate, since 1 February 2026, tenants have been countless power outages with no explanation from the company, in return they feed us lies and since then no Temporary to full term countermeasure have been put in place, it is also alleged that this company is engaged in ******* electrical connections hence today as we speak we don't have electricity, i have lost R4500 replenishing all the rotten groceries i bought because of this inconvenience, but seemingly nobody from Alley roads management wants to account for....

Urgent: Health, Safety and Utilities Issues at Illovo Country Estate — Immediate Action Required Good day, I am writing to express my serious frustration and concern about multiple unresolved issues at Illovo Country Estate that were misrepresented before we moved in and that now pose health, safety, and daily-living problems. When we signed the lease, the listing explicitly advertised a pool. Before we moved in, we were told the pool was under repair and that it would be sorted by the end of January. That deadline has passed and the pool remains unusable: the water is green and there is a dead cat in the pool that has been rotting for weeks. This is a clear health and safety risk for residents and visitors and is unacceptable. We were also assured—based on information given—that the property was 100% off-grid and that we would not experience electricity problems, I did query this as I saw complaints on Hello Peter. Instead, we are regularly without power for up to nine hours a day. This is causing major disruption: my son is home-schooling and cannot reliably attend lessons or complete schoolwork; when I come home from work, we cannot cook a meal because there is no power; and the power is often off before we leave in the morning. This level of service is not what we were promised and is not acceptable for a rented home. We have had no electriciy for over 24hrs all our foods have gotten spoilt. Myself and all the other tenents are very unhappy nothing is getting done always empty promises. I am going to with hold my rent until EVERYTHING has been repaired and sorted and We have ALL been compensated, I sent them this email below this morning: I am writing to express my extreme dissatisfaction with the ongoing failures in the estate’s services and to demand immediate action and compensation. The situation has become unacceptable. Summary of problems • Power outage: We have been without power for more than 24 hours. • Food spoilage: All food in my fridge and freezer has gone off; I expect compensation for the full replacement cost. • Education disruption: My son is unable to attend his online schooling because of the power outage. • Swimming pool hazard: The pool remains green, contains a dead cat, and presents a serious health and safety risk; nothing has been done to address this. • Repeated maintenance failures: Slade’s curtain rail in his room is still broken; this is the third time this issue has occurred. • Laundry disruption: Because of the lack of electricity, I will be forced to take our laundry to a laundromat and expect reimbur*****t for those costs. • General concerns: There appears to be poor coordination and inadequate competence among the workers responsible for maintenance and estate services. Alley Roads is worst property management company that I ever dealt with they are very unprofessional and pathetic. I currently rent apartment with them in Grobler Park Sandy Lane the place is dirty, the is no play area for Kids and the is no designated parking for residents and visitors everyone park their car where the wish , loud music and reving of cars is a norm . Matters are not attended to when we report to security what a poor property company I don’t advise anyone to rent their apartments because is trash & lawlessness.

Alley Roads is worst property management company that I ever dealt with they are very unprofessional and pathetic. I currently rent apartment with them in Grobler Park Sandy Lane the place is dirty, the is no play area for Kids and the is no designated parking for residents and visitors everyone park their car where the wish , loud music and reving of cars is a norm . Matters are not attended to when we report to security what a poor property company I don’t advise anyone to rent their apartments because is trash & lawlessness.

I had a bad experience regarding my refund from LeMatt properties and Alley Roads, I paid a deposit and admin fee after I was told that the apartment is readily available only to be told after I made a payment that I should wait for 2 weeks before I can move in at Lahoff Mews. I immediately cancelled my contract with them and Is Metering however I managed to cancel and get my refund from ISMetering within a week, when I spoke to a lady at LeMatt Properties she referred me to Nicollete Nortje who works for Alley Roads who told me that she escalated the matter to management and that I will get back R4800,. 00. I wrote her emails and made called to her and she kept on promising me that I will get my money back. Kindly assist with this matter.

The worst property management and asset company. No competent staff from the top, rude and unprofessional. Tenants and service providers treated with contempt and payments not paid. I have been waiting for a response in regards with my Refund No answer or any form of communication.

Since day one, the services they have provided have been pathetic. The day I had to move in they let us wait out the premises until after 1 for the move in letter, but the money for the unit been paid from the 1ste in advanced, a week before we move in. When we got our electricity meter it is tape together with scotch tape, I lock so many complains and a year later that is still not fixed. We struggle to load our water meter been with ourt electricity for 4 days before we could load unit. When that was sorted all of a sunden there was a short on my wires and my lights did not work.My geyser wires was a mess it was a place for a fire to happen. They only come and fixed that after a week and a half. About 4 months after that my geyser did not work, I log a call with them and also wait for a week before it was sorted after I told them If I get home the next day and it's not fixed they musn't even bother to fixed it because I will get someone to come and fixed it and deduct the money from my rent. All to find out the fixed on the geyser is not up to standerd, the wires use is not thick enough and the circut not strong enough. Then the beginning of this year we notice that the wooden tiles in my spare room start to lift up, when we look we notice it was wet under neath the tiles. The maintenance manager did report it on more than one occasion and nothing happend, I log a call and still nothing happend, the carpet in front of my bath room was soaking wet up to my bedroom entrance, I took a picture and sent it them with another call that was logged. Eventually they come to fixed my pipes but the job done is pathetic. They reroot the pipes and move my taps in the bathroom. The pipes by the tape is not even in the wall so everytime you use the tap the pipes are moving. And then the big shock they increase my rent and my water also increase with about R400. but the damege cause on my floors is yet not fixed since February 2025. There is alot of my tiles out due to the water damage. Billing of water also unfair, you are 2 people in a 2 bed room unit so you pay more because you rent a 2 bedroom unit, but there are in some of the one bedroom units more than 5 people staying there, and they are paying half of what people in a 2 bedroom unit pay. Another thing about them when the tentands is behind on rent they swithch the their electricity meter off, so they sit with out electricity until they pay the rent. The staff are very unprofessional, they cannot speak to clients and they also put the phone done in your ears, and that is from the managers working for them.
