In response to Harveston Retirement Village Chairman's instruction to review Harveston Retirement Village (HRV) to boost the sales of life rights on vacant units within HRV, I have the following comments, observations, and opinions to submit: HRV appealed to us from the start. We observed the generous space between living units, and the floor space on the Type C unit (two bedrooms, study, two bathrooms, open plan living area and a double garage and car port). Although built on a steep hillside, the village is pleasantly situated and our unit, which supports a garden, has a pleasant view of the Honeydew area. This unit is set back from the road and noise levels are generally low. We paid for the life rights and moved into our unit in March 2020, 10 days before COVID 19 lockdown. A snag list was left with us when we moved in, and many of the outstanding items, remain so to date. The issues relate to Belvedere not supplying electrical compliance certificates a requirement for household insurance) to damages to kitchen cupboards. Soon after we moved in, we were alerted to the fact that The Belvedere Group – now renamed to RetireWell SA, have not been honouring their contractual obligations in paying out previous life right holders (or their estates). This is indeed the case with the estate of the previous life right holders of our unit, as of April 2025). The management of HRV appears to be well managed although autocratically. Suggestions made to the management committee regarding the sharing and updating of residents of proceedings of the monthly meetings were ignored. Expenditure on improvement projects such as the installation of windows on the veranda of the Community Hall were not shared with residents/us. Use of The Community Hall by residents was punted by Arthur Butterfield on a donation basis, when a well-researched proposal to run art workshops was submitted, this was met with a demand for R1000 fee per day for its use and a statement that “if we could find better elsewhere, to do so”. My advice to a perspective purchaser of HRV life rights/sectional title, get an independent legal advisor to examine and advise on the contents of the contracts and an independent financial/auditor to examine the trust account and financial standing of the HRV and its financial ties with the Developer. When we queried with Arthur Butterfield the bad press reports about Belvedere regarding financial impropriety, he brushed these aside. Do complete a due diligence. All things considered, we are happy to be living in HRV. There are activities planned such as Christmas Dinners, games afternoons, the occasional bring and braai events. We trust that Developers will do as they have stipulated in their agreements and contracts and pay out all long standing debts before this year (2026) is out. #belvederegroup #retirewellsa #belvederetrust

My dad was living at Jubilado Retirement Village in Noordheuwel in Krugerdorp for many years. He sadly past away in January 2022. We were told by the Village Management that we got 30 days from the time that he passed away to clear out the property that we did. Only in May 2022 the property was taken off my dad name as it was sold. I signed the documents with the lawyer in May 2022 as i am the executor of my dads will. We have contact their office several times every time their is a different story why they have not paid the money into my Dad late account. In the beginning of August 2022 Lauraine promissed my wife that she will send her a email to state why it is taking so long and that payment will be made before the end of August 2022. Till today no email was send or any payment was made. My wife called a person by the name of Lauraine that she was dealing with if we got hold of her, my wife was told by Lauraine today that they havent got money to pay us what is owed to us.

Transfer of my late parents unit in Harveston Retirement Estate has been sold and transferred, new owners have already moved in and we have not been paid our money. They tell me there is a 10 month backlog. Beware of these developers!

I have been unfortunately gullible and trusted the smooth talking agent selling homes in Belvedere Retirement villages. In my case it’s in Protea village. Taking forever to build. No promises around occupation kept and always a different story. Smooth operators but no delivery. I can only see difficulty ahead. If I could wind back the clock I will never deal with Steyn and his team again. They operate as Retirewell SA.

BEWARE OF BELVEDERE TRUST / STEYN FAMILY OPERATING ON THE WEST RAND, GAUTENG We were sold a dream but turned out to be a nightmare. We bought a life right unit in Regent Park Retirement Village, 6 Lawrence Street, Harveston. The development started in 2016, and not a single unit has been completed. This is minor to major issues, and differs from unit to unit. Millions is owing to the municipality for water and lights and these services could be terminated at any stage. The agents / internal marketers, Arthur and Lorraine promise you the world until you sign the very one sided contract, then you are left to the developer, Billy Steyn who is an amazingly unethical person. If you are considering buying from the Belvedere group, please ensure you obtain legal opinion before you sign the contract.

On the 26thh Feb 2007, my parents bought into the Wilgehheuwel Retirement Village a unit under the "Life Right" contract. Due to unfortunate illness, my father was taken to a Frail Care Centre in Novemeber 2017. My mother remained until June 2018 until she could be accomodated as well. The keys were returned after inspection and the "Life Right" cancellation of agreement was signed and handed back. The unit was sold in January 2019 and the new occupant moved in. We are 18 months down the line and get shuntted from pillar to post about the payment. Their attorney has indicated that payment will only be done after Level 1 Loockdown is lifted on instruction from his client. There are a number of old people out there who are today sitting with the issue, when will we be getting paid? How do I pay for my next retirement village? How do I pay medical bills? Who is going to buy me food? and this list can go on and on. But when you see what the staff members drive around in, money is not a shortage. OLD PEOPLE ARE BEEN ROBBED OF THEIR LIFE SAVINGS DUE TO THE BEHAVIOUR OF THE BELVEDERE TRUST. I for one do not recommend that you consider buying into the Belvedere Retirement Villages. there are to many old people who have not received the money. Beware of Belvedere Trust Retirement Homes. This complaint http://ow.ly/56Rn50yrfs8 - written in 2013 - echoes my own struggle - 7 years later, which means they have been doing this for a long time. Whilst the complaint linked took 1 year to pay out, I am now three years into fighting these criminals for money owed that is needed to close my mother's estate. If you know anyone looking for retirement homes STAY FAR AWAY from All Belvedere Retirement Villages including:- Bushy Park, Green Park, Harveston, Jubilado, Protea, Regent Park, Sterlig, The Olive, Victoria Park and Wilgeheuwel Retirement Villages. It narrows your options significantly AND it's the prudent thing to do. If you do some searching online you will find numerous complaints going back years. I am not the only victim of their fraudulent business practices.
