I manage Glamour By Zahra at the Blackheath Pavilion, where we have been tenants of Dipula since 2016. During the Covid pandemic, our store was closed for eight months, yet we were still obligated to pay full rental fees, levies, and utilities. This agency has shown zero compassion during this difficult time. Eventually, we managed to negotiate a payment arrangement to incorporate our unpaid bills into our current ones. Since 2022, we have been diligently making extra payments to offset our debt, bringing it down from approximately 60k to around 6k this year. I’m deeply frustrated because Dipula exhibits no mercy, regard, or respect for their tenants. Louise and her team hide behind their investors and offer no support. Our business faced a significant blow, compounded by the poor condition of the shopping center, which deters customers. The facilities are unkempt, with filthy toilets lacking hand soap and paper towels, all while we continue to pay levies. Additionally, in summer, we have to contend with large rodents, and since Covid, tenant stability has plummeted, partly due to Dipula's management and lack of transparency. On November 19, 2024, Dipula disconnected the electricity in our shop, effectively preventing us from trading. This raises the question: how can they justify holding us liable for rent on a space we cannot use? I reached out to their office over 20 times, but the general manager, Paula, did not have the courtesy to return my calls or respond to my emails. This type of bullying is simply unacceptable. Dipula stated that our electricity was cut off due to unpaid bills, but the 6k owed is from Covid-related arrears. It feels like they prey on tenants like us, casting us as victims in this situation. I strongly advise anyone considering an agreement with Dipula, especially at Blackheath Pavilion, to ask why previous tenants have left and why current businesses struggle to generate sufficient revenue. They consistently belittle tenants and diminish our contributions to their property.

I have rented from Dipula for 2 years now. Even though lockdown in 2020 asked for reduction in rent. Request not granted. Now 2 days without electricity because of rain water collecting in the ba*****t, causing power outage. Once again just "apologies". Before renting insist on speaking to previous tenants to get a reference how the landlord behaves.

To anyone wanting to rent property from Dipula based in 16 Baker Street, Johannesburg, be very very aware. After agreeing to downgrade electricity from 3 phase to single phase, they refused. 3 phase is absolutely expensive especially if not required

DONT RENT ANY PROPERTY FROM THIS unprofessional, sly, thieving, untransparent company such as Dipula Property Management who seems to be under Mergence Africa Property Investment Trust.<br> <br> I rented a small office space in Norwood from them in April 2014. Unfortunately I got given the worlds WORST, MOST UNPROFESSIONAL staff members by the name of Chantel Leslie and Benithia Ryan to deal with throughout this ridiculous experience. <br> <br> (1) OVERCHARGED DRASTICALLY<br> From day 1, I was being charged thousands for electricity - I am only in my office about 1 - 2 days a week, for about 3 - 4 hours on those days. Chanel Leslie refused to get an electrician while we there to sort it out.<br> <br> (2) IN BREACH OF CONTRACT/RIP OFF<br> There was a problem under the building of my office, where it broke my entire floor and there were large holes in my floor. I waited 7 - 8 MONTHS for them to fix this, with lots of promises, still nothing. It did not look anything like the pictures nor did the two rooms that I booked. But non the less We were willing too make the best out of it. The Gentlemen handling my rooms & stay come to us & said that they are having a pool party for South African Airways they begin setting up & blasting music that rattled my windows so badly. It was so loud one could not even think. None the less We decided to go out for dinner & wait till they party was over. We arrived back at the lodge at 11:30pm just before midnight as we pulled into the street , there was nothing less than 50-100 cars park in and around the lodge. There were drunk people all over the place, Some were hitting our car. music was blasting & there were drunks inside where our room are!! I was horrifed. The man that booked us in refused to give me a refund when i had not even been there for more than 3 hours. They were rude & swore at us. They booked the party & us at the same time to scam us. Operational management seem to be non existent in KFC branches. On the 15th of December I went to KFC Newtown Junction and had to pay extra because their medium cups had no lids. So I had to take a buddy with my meal, guess what, only limited flavours, none of which I wanted. And I had to wait forever, no rush. On the 16th December, in the morning I went to KFC in Ennerdale, guess what? I waited for what felt like 20 minutes for a cashier to arrive to take my order and another 20 minutes to wait for that order. Check your store surveillance, the service is shocking. Last night, I went to KFC Ennerdale again (unfortunately no alternatives at this time of the evening), placed my order at 8:29pm and got my order at 9pm. You do not belong in the Fast Food industry because it is not fast food. I still had to walk home for another 15 minutes and no apologies for the delays. I honestly give up. And another thing, they had no burgers so I was forced to choose more expensive items on the menu as again, there was no other alternatives . . .
