Excellence Marketing Agency is a **** and they don't have humanity
Excellence Marketing Agency is a ****. I rented a unit in Amberfield Heights Centurion, the unit was not in a good condition but due to my situation then I was desperate for an accommodation, especially as a mother of 3 children. It is with sadness to inform you that Excellence Marketing Agency (Matilda) ensured that we fill the pain of being desperate. I reported water leakages and other things that could lead to serious damage to the property however my cases logged were just brushed off. I eventually moved out of the unit on the 28th of November 2024 (1 year lease ). Excellence Marketing is refusing to give me my deposit, they are telling me that they have identified items that needs to be fixed with my deposit money. Items like water damaged on the walls and others. 2 weeks before I moved out, they did brushed up maintenance for the next victim. They even painted the doors while I was still there, the smell of the paint was horrible and not safe for any living- being. I believe that people will be alerted and they will choose property agents wisely, Excellence Marketing is definitely the worst. I want my deposit money as soon as possible.

10 Dec 2024, 13:01Seeing that the complaint is lodged I am allowed to divulge information of the rental also. This rental was done according to the book, at no point was there any indication that the Owner will repair the items not repaired during viewing and your contracts reads so also very clearly. No one was accepted in desperate times but the normal process was followed with screening, deposit to be paid, co-signee to qualify for the rental, etc. Rent was sometimes an issue to be on time and in full, utilities were always paid late from 15th onwards only for that month, etc. Even to date the utilities invoiced was not paid as yet and the last account must still come out also. So yes we are deducting this from the deposit so the new tenants are not inconvenienced with cut power plus the other items we showed to you on the reconciliation sent to you.
No maintenance items was not making the unit not live-able and all appliances, etc is functioning and in working order. The waterproofing is from the whole complex and the Management Agency who was handling it which affected each and every unit in that complex (nothing the Owner can do). This unit was given in a perfectly clean and painted state and that is how it is expected to be given back to the Agency. We didn't charge you for any of the water affected walls (Owner costs were on their column on the recon) but only for the walls which had marks on in the different rooms. Regarding Maintenance of the Owner: when they feel they have funds to do it and informs us to do it then we arrange it to be done - again not something I am in charge of.
