20 May 2025, 14:08Dear John, We were instructed to attend to the transfer on 25 February 2025The progress of the transfer proceeded without delay as is evident from our weekly reports to all partiesAs confirmed in our reports to you, the process of passing transfer of a property is a collaborative process:The major delay was caused by Angor the managing agents of the Home Owners Association (“HOA”). Our HOA levy clearance application was submitted to Angor on 26 March 2025 when the seller provided us with his levy statement details. On 27 March 2025 membership documents were sent to you, where after you returned same on 28 March 2025, and we submitted same to Angor and requested the clearance figures. On 4 April the HOA figures were received from Angor and sent to the seller for payment and payment was effected by the seller on 8 April 2025 and the clearance certificate requested the same day. We continued following up with Angor twice a week with no progress. On 25 April 2025 Angor finally advised as follows - The Directors will need to approve the consent. I have sent a follow up but I will send another, I apologise for the delay in issuing the consent. As explained below, we are still waiting for the Trustees to approve the issuing of the consent. If we proceed without their approval, this will breach the agreement that we have with them and cause further issues. I have followed up with them almost every day since Tuesday. I have also asked the Portfolio Specialist to step in as well. Should they not respond by 14:00, I will ask the Portfolio Specialist if we may issue the consent on the basis that the Trustees have not been answering my emails and this is delaying the matter. My only concern is that none authorised to sign the consent are in the office today so you may only receive the consent on Tuesday. The HOA certificate was finally received on 30 April 2025.The transfer was lodged on 2 May 2025 (the next business day) where after the matter came up on prep on 9 May 2025 and registered on 15 May 2025. As you can see from the above, the delay at Angor was beyond our control. If there is a delay accessioned by a third party collaborators their independent operations falls beyond our direct control
