We are extremely disappointed with the way our urgent gate repair was handled by Huizemark Middelburg, specifically by our rental agent, Hantie Fryer. On Saturday morning, our gate motor gear failed and one of the track wheels came off completely. The gate stopped functioning entirely, leaving us unable to leave our property. We immediately informed our rental agent that we were effectively trapped inside our yard. We received no assistance or meaningful communication. Only after contacting the property owner directly did we receive a WhatsApp message from Hantie stating that the owner had instructed her to arrange assistance that same day, and if unsuccessful, to arrange someone for Monday. However, no further follow-up or arrangements were communicated to us. Because nothing was arranged, my husband had to manually force the gate open just enough for us to leave for work and school on Monday morning. After closing it again, it now only opens a few inches, which means our vehicles are stuck outside and we have to squeeze through a small gap to enter our own yard. What is most concerning is the attitude we were met with on Monday morning. Instead of urgency or understanding, there was a dismissive and unpleasant response when we followed up. If we had not made our own plan, we would have remained trapped since Saturday, with no regard shown for emergencies, work obligations, or our children’s schooling. This is not the level of professionalism or urgency one expects when managing rental properties. Basic communication and responsible handling of urgent maintenance issues should be standard practice. We hope Huizemark Middelburg addresses this seriously.

Maree Pitzer - Huizemark Sterling Brakpan. I had an amazing experience with Maree Pitzer from Huizemark Sterling. He sold our house in record time and handled the entire process with professionalism and ease. I signed Huizemank as a managing agent in April 2023 to look after my property, for what ended up as a 2 year lease agreement. Due to the unprofessional manner in which I was treated, I chose to not renew the lease as I simply could not cope with the thought of yet another month of poor service and being spoken to & treated like I am an idiot. The number of issues is endless so I will just highlight a few key ones. Overcharged for agent fee - March 2024 After several back and forth emails about being charged twice for the managing agent fee, this was resolved, but not in an amicable manner. When I tried to explain the error, huizemark would reply back to me without copying in the accounts team on your side which raised my concerns. Huizemark refused to acknowledge that this was an error, Huizemark responses were rude, and different figures were mentioned in every email, and the tone was just bang out of order The estate agent eventually paid me back out of his own pocket which was rather suspicious. Late rent Rent was late on a number of occasions, and each time, I had to follow up. I would expect upfront, transparent communication if I am paying a managing agent fee. Property inspections I do not believe the property was inspected at all during the 2 year period other than when I insisted earlier this year. What was a lush garden when I handed over the place in April 2023, it's literally a sand pit now. How this was not picked up, I don't know. There are also holes in the walls, the kitchen counter is damaged, the place is an absolute mess. Feb 2025 Short payment of rent, and the excuse was my levies were late. I give them to Huizemark on the 26th of every single month, and have done so for the entire contract. And Huizemark response to me was beyond unprofessional, telling me I just need to wait for the remaining funds as it was my fault for ‘late’ delivery of a statement. Rental increase in 2024 I was very specific about what I wanted to increase the rent to and Huizemark went off and just agreed to a lesser amount. No negotiation, no asking me if it was ok, literally last minute so I didn’t have time to choose to not renew and look for new tenants. Poor communication The amount of times I have emailed, and have had to follow up before Huizemark can even be bothered to reply. Huizemark's tone is sarcastic, undermining and just plain rude.

We recently viewed two properties in Ballito with this rental agent and absolutely loved them. On Monday, we requested an invoice for the deposit so we could forward it to our company, which would be covering the payment. Unfortunately, the rental agent read our messages but ignored them completely. Two days later, I followed up with another message, only to be ignored again. I tried one last time, but still received no response. To escalate matters, my husband reached out to another rental agent Chas Everitt managing the same property in but he was also ignored after being told someone would contact him ASAP which never happened. This level of unresponsiveness is highly unprofessional and has left us questioning whether these properties are being selectively rented out to specific people—or if we are being classed by our race. Whatever the case may be, this experience has been deeply disappointing and unacceptable. Either way, it’s highly unprofessional and disappointing to experience such disregard as potential tenants.

Lynda from the nelspruit branch was so friendly up untill she concluded the deal and had her commission secured. Absolutely money hungry with no heart. 0 post sale assistance. True colours were shown once she got paid. It's like she's a completely different person. Horrible and would not recommend to any of my fellow investors to work with that agency again.

I wanted to complain about the lack of / poor service I received from one of the Franchises so on 18 June 2024, I called Adrie Barnard who manages all franchises on her cellphone. She did not answer both of my calls to her cellphone. so I left her a voice message. I then sent her a sms requesting her to return my call because I was going to report the franchise in question to the PPRA for unprofessional conduct. Today is 30 July 2024 and this woman is absolutely useless! Neither has she responded to my sms, nor bothered returning any of my calls. She should not be overlooking franchises when she does not even take the time to find out why there is a complaint against one of her branches.

Was only with them for a week over 4 years ago. They never had the decency to de register me from the estate agency affairs board now taken over by the ppra. Asked them for assistance with the de registration and they said they can't. I was never even informed by them that I had to de register myself. Now I owe the ppra over 4k ZAR because of them. Not worth dealing with them and it seems that most of these issues arise from them to.
